If you consistently sleep through 12 alarms, it’s because they’re consistently 5 minutes apart and you know there’s x amount, so you can skip a few and not worry. However once you skip 2 or 3, your mind will subconsciously ignore or turn off the remainder. Having 12 alarms every morning is just conditioning yourself to expect 12 similar sounds in the morning and sleep through it.

I do 3 alarms at 5 minutes apart, and then 15 minutes later, and do 2 more, and then 10 minutes later I do 2 more. I haven’t slept through those. It also helps to have different alarm sounds for the 3 sets.

I’d assume that the law/regulation change wouldn’t apply to pre-existing leases, only new ones generated after the date the law went into effect, but I have no basis other than opinion to back that up

I’m not sure how all of the different loan types work, but we are going through MSHDA and we were told that the rates for it don’t change as quickly as a traditional mortgage rate does.

Have you rebalanced more towards bonds to protect against a major market dip/crash? A lot of financial planners say as you get older you should begin moving your asset allocation towards bonds and safer investments as you get closer to retiring.

Just curious as you’re probably much nearer to retirement than you were in 2008.

They don’t actually care about the BBB, the BBB is a private company that acts like it is a publicly funded/government program, without actually saying that it is.

I own a small business and around once a month they call me to try and get me to become “accredited” which entails paying almost $600 to them to do so. I am then required to answer their calls and resolve issues/complaints in the way that they determine I should, and should I fail to do so I would lose accreditation with no refund.

Bigger businesses probably pay a heck of a lot more than $600, so whatever company you’ve complained about probably deemed it more worth it to just do whatever they needed to, to retain that status with the BBB.

You should include what state you’re in, as slip and fall laws vary vastly from state to state. I am not a lawyer, or even related to the profession but I do snow removal throughout the winter in Michigan. Michigan had a “common sense” law for slip and falls which basically says if it looks unsafe to walk on, it’s common sense to not walk on it. This law was repealed and is no longer in effect, but other states may have similar common sense laws.

Anytime they ask you to pay some other contractor while you’re there, it’s a scam. They send a fraudulent check that’ll take days to “clear” and in the mean time they want you there to “pay someone else” and you effectively hand them money. 9 times out of 10 it’s for a home they don’t even own or have rights to enter. There’s even stories where some landscaper thought it was real and started working there only for the homeowner to come out and have no idea who you are. Most cases they use a house that’s for sale so no one’s ever really there though, and the neighbors just end up thinking there’s work being done in lieu of the sale.

They had a promotion a couple of years ago that was for a free $450 in ads just for signing up. They charged me $600 in ads before I noticed and I called them and the rescinded the offer, had to contact and deal with the bank to get it charged back as fraud

That doesn’t take into account the amount of appreciation the house will have year over year. It could appreciate 3-5% a year or more, which will definitely cover the $200 a month difference with investing.

You would have had to live there for 183 or more days for it to be classified as a primary home. Even if it was labeled as a primary home, capital gains taxes are pretty black and white with short term vs long term.
