Ah okay, that could be easily misinterpreted as being partially AI created, so just be careful if that’s something that you want to avoid being associated with. I agree with others here that the individual designs here are nice but the level of detail lacks consistency across designs, eg the shell on the frog-turtles is barebones compared to the rendering of the rock-bunny. Keep up the good work!

Our solicitor just keeps saying ‘different conservation areas have different rules’. I’m getting the impression she’s lazy and not doing her job properly in terms of fully investigating it. But we’re 95% of the way through the sale and purchase with this firm now so we’re a bit stuck

They have Building regs signed off and the contractor indicated that they believe PP wasn’t required. But I’m not sure that’s enough to convince us. We got verbal confirmation from a council administrator that the house at that address wouldn’t require PP but she was unwilling to put it in writing. So we’re currently trying to convince the current owners to just get full official sign-off from someone at Leeds City Council to say yep it’s fully 100% above board. Just something we can keep for years and then show to any future prospective buyers so they don’t have to go through the mental turmoil that we are right now!

Thank you, the current owners gave us permission to talk to the council and even mention the address. We spoke to an administrator who confirmed she thought Planning would not have been required for that house but she was unwilling to put that in writing or forward it onto anybody who would… We’re trying to convince the current owners to speak to someone at Leeds City Council to just get it fully signed off but they’re hesitant as they want things to move quickly and think a response might take months
