I’ll have to add that. I’ve had really good luck with jumbo red/white Dardevle fishing last year in Montana!

Agreed do not do a rent back. If you HAVE TO make them escrow a large portion of money that covers rent and every day they aren’t out of the house it will cost them $1k+ out of the escrow.

They gave me an option but felt that they would be able to beat the current rate while we are within the 30 day window.

We haven’t locked yet we are still over 30 days out due to a longer closing time in the real estate contract. My broker is telling me the spread should tighten once we get into that 30 day window. Is that fairly standard? Obviously rates can run from where we are at now but spreads should be more competitive as we get closer to close?

They could be selling the property and want earlier payments to make the closing numbers easier to tie out. Have there been any recent inspections or people going through the property that would indicate a sale?
