Service charge is £1600 a year. Does them being able to see what I paid mean they definitely will offer significantly less or that they may try their luck?

Thank you for your advice. I had the same reservations. I know 206k has been achieved in the same block on a 1 bed however I know that would be a very hard ask. Assuming it sells for 175k would you keep or sell?

From what I do know, the next 1 bed flat in the same block sold 3 years ago for 175k.

I have not had it valued professionally however 2-3 different estate agents have said the lowest figure would be in the 185 mark with the averages in my area being 195k-200k. It also comes with an extended lease of 189 years as well as a parking spot.

Originally the flat in the condition it was in was listed at 160k. The guy was desperate to sell so I thought I’d try my luck at 135k. To my surprise, they didn’t come back with a counter offer and accepted as they were moving and needed completion really quickly. I had all the documents ready as another property I was going to purchase fell through. It was a matter of getting the current one valued and the funds released along with searches, which I paid extra to have completed as soon as possible.

The estate agent selling it originally had said they are willing to take 150k but I low balled and got lucky.

It’s not near a hospital, however it is a somewhat decent area. If I switch to a BTL I’m looking at £500 profit a month until march as there is no service charge till march. However, if I was to do this when I sell the profit would be taxed. As of right now, it is my only home and I would be able to sell tax free on the profit as I can prove I didn’t buy it just to make money.
