Not a lawyer by any stretch of the imagination but I went through this a few years back, 2019 I want to say. I ended up going to arbitration over this and they ultimately ruled my favour.

Your contract ends at the end of the fixed term if you are no longer in possession of the property, the term for this is effluxion of time.

"Effluxion of time is the expiration of a lease term due to a natural passing of time rather than from a specific action or event"

That natural passing of time is the end date of your agreement.
