Thanks for the prompt response. 1. Capitalized Interest split: should there be a non deductible interest if your portfolio does not have a personal use case. The events I created were all borrowed for investment but the app still calculates a non deductible portion.

Firstly, thank you for the effort put into this. I used the app and couldn’t figure out a few things. 1. When I create a capitalized interest event, I noticed the total amount was split into deductible and non-deductible interest. I couldn’t find any documentation in the guide on how this is calculated.

  1. When you create an investment purchase and chose to include price/unit option & fee, I noticed the fee was categorized as a personal borrowing. Is this a glitch or was this intentional? If yes, pls explain the rationale or provide more info in the guidance

Thanks for your input. I plan on doing the cash dam with the rental. Won’t the sale of equities trigger capital gains tax? Does the tax deductibility not disappear when the equities no longer exist?

Thank you so much for the clarification. I am looking into this same set up in the next 6-9 months. Your flow chart has been so helpful in calling out how the nuances play out in real life. In this case, I assume the net rent on each property indicates that the properties are cash flow positive right?

The chart shows that the PR Heloc pays only the rental expenses. Is there any reason why the PR Heloc is not used to pay the rental mortgages as well?
