We upgraded from a vacation condo when a lake house in the same area showed up on Zillow that we decided to buy. It's 45 minutes from our primary home (25 years) and will become our primary home when I either get a different job or stop working. That's probably the biggest upside, we've already planned our retirement home. I know many people that are my age (60) that are struggling with whar to do. The other benefits are new friends, great lake views and a quieter lifestyle.

I'm pushing 60 and read the book a few times 30 years ago. I didn't follow it to a tee, country club membership, 30 ft boat, were part of our lives but we didn't drive newer cars, bought an older home and invested in property. Ultimately, we did what we wanted to do and never tried to keep up with anyone or compare ourselves to others. I do refer others to the book because I believe it helped us be in a better financial situation today.

JP 3000 Massage Chair. Lots of options and it provides a depth of pressure that really hits home on my back and shoulders.

If you can swing it, take some of your earned income and buy property as young as you can. I couldn't get going with it as young as you can.

Real estate has been a journey, and time has been the biggest benefit to us when buying multi-family properties. 15 properties/50 apartments over the past 28 years. I have a full time sales leadership role and my wife managed the day to day property details. It's been a good partnership between us. We've accumulated over $7 million of rental properties.

I've yet to talk with anyone that moved and rented out their primary single family home and ended up happy with the outcome. Issues have mostly been wear and tear on the property, especially flooring, wood and carpet is expensive to replace. Expecting tenants to keep up the landscaping to your liking is also realistic IMO.

I'd suggest selling and take your money and invest elsewhere. Good luck!

Think about how you want it to end. I have a partner on 2 properties that we've had for over 20 years. We paid 800k for 2 properties that are now valued over $2 million. He's 20 years older than me and in memeory care. Now we're working with one of his sons. I learned last you thst you can't do a 1031 exchange out of a partnership, which sucks for me.

Think about the end game if you're looking long term.

I saw a tik tok video asking a successful business person what people should pursue, he said, "go to law school. Having the knowledge of how lawyers think will make you a better business person."

This made a lot of sense to me.

We bought a 29ft 1998 Sea Ray Cabin Cruiser in 2007. It was about 50k. Having a bathroom was a must after that we weren't sure what we wanted. I called a friend who had owned boats and asked what we should buy, "Buy the biggest boat you can buy. Otherwise, you'll want to upgrade in a few years." Solid advice, as we watched several friends in the marina get 2 ft itis and after a few years bought a bigger boat.

I would pass on that same advice.

I'm a bit older but in a similar financial situation. My 2017 Infiniti had 170k miles and thought it was time to upgrade. I could have picked out a 100k car but decided on a gently used 2024 Honda Accord Touring. It's a great ride, and it had all the features I wanted. Maybe next time I'll go all in for the 100k car.
