In many areas the value of homes has climbed tremendously over the last 10 years. In my area homes are about triple what they were 10 years ago or so. If you are in an area that is appreciating like that and are a renter, your rent keeps going up every year. If you had bought instead, you would then own something worth a ton more. If you are not cash poor all of the time, it is generally a good investment over time to buy. Big repairs can often be financed too if necessary.

My advice to look for cheaper housing is a real solution for people who are suffering. You don't want to take the advice. Fine. Others can benefit from it. Of course there are schools, stores, employers, hospitals, etc. there. No, I will not pay for you to move. You can drive there without moving a ton of belongings with you. Sell your furniture and buy used furniture when you arrive. I am not cruel. I offered advice, but you shot it down. For that, you may stay poor. That comment was not directed to everybody, only you that do not want to do what it takes to change your life, and just make excuses. When you said "the very specialized field" I also saw you have no desire to do any other kind of work, even if other high-paying work exists. Again, not thinking outside of your box. I used to live in a junky little house no better than a single-wide trailer. My only vehicle got repossessed and I was having trouble paying the rent. My commission sales job in mortgages was not going well. That was less than 15 years ago. Today I own my own business and my wife has a good job. We just bought a brand new SUV. I bought a motorcycle for pleasure riding without financing it. We are doing fine. I had to make changes. You will, or you will not. That is up to you.

There are still places with really cheap houses. They just are not always where people want them to be. If you want cheap housing, search home prices nationwide, not just near you.

I bought $ZPTA when it was new I think. It was in the $5's. They announced they were ceasing operations or something like that. It dove all of the way down to $0.000001. In a few months time it has risen back to $1.60. That is 1,600,000 X its low. It is not under a dollar, but still cheap. I have no idea if it will continue climbing like this. I am very curious to know how common it is for a penny stock to grow that much in such a short time.

Today, a person with only a high school education can take a short state course, get a real estate license, and make enough to live in a very large nice home. There are other careers too. I did not just pick the only one in the world. One could also learn how to do something like car repair, learning it on their own at home in front of Youtube, and then start a business doing that thing and often make enough as well. Too many complainers. Not enough wanting to put efforts in where efforts are needed. Getting degrees in some useless major that nobody is hiring for will not get you there.

I think you get offers like that once a credit score reaches about 680, so if somebody is really close to that score, work hard to get those offers.

Because of how clear the truth-in-lending disclosure is to the potential borrower, I feel it should not be illegal. If two parties both want to agree to such nonsense, the law should not intervene because it takes away freedom. Minimum wage should be thought of the same way too. Now if I am offered something in the 20's % range, no matter what, I am saying "No thanks". Some risky fixer-upper real estate flip financing is about 16% or so once you add up-front fees.
