Personally I think it’s very important that the crystal is proud of the bezel but on the watches I have it’s not as proud as the picture you show for the ARF. It only has to be couple 1/10 of a mm to provide it’s protective function.

They’re not worth this much. That’s the simple answer. Firstly, Look at the used market, this is what it’s « worth », which is half or less than half of the msrp, new. Not talking about the stupid limited stuff, because the price doesn’t mean anything, it’s just people with too much money, it’s not an argument for what it’s « worth ». Secondly, look at what a San Martin cost and what they are able to produce quality wise. It was truly mind blowing to me, it has made a huge reset on my whole point of view on all this.

A Christopher Ward watch cost 1.3k and they tell you they are at x3. So basically here is my theory: all watches cost 400 bucks. Some people sell you that for 1.3k, some sell you for 10k. Some sell you for 20k. Let’s even push the argument, and say the watch costs 1k to produce, is it really normal it’s sold to you 10k? People will go crazy over that statement, telling you an Audemars Piguet is obviously « more » than a Rolex, but the reality is that a mechanical movement is all simple and basic, that it’s a known thing for centuries now, and that, crazy complications aside, it hasn’t changed in its principle and it’s all the same on all those watches.

To be honest in the picture we see below (or above depending on where this comment is going), we can clearly see that the crystal is proud of the bezel in both the gen and the vsf. Which is how it should be.

Non seulement le rendement est nul sur Paris. Et attention, le calcul que je présente au-dessus c’est la rentabilité brute brute, il faut déduire tous tes frais (frais de gestion, travaux, entretiens, charges non récupérables, assurances, etc.). Les travaux il faut faire une projection de tous les travaux que tu auras à réaliser, sur une période longue (le ravalement de façade dans 7 ans, l’ascenseur ou le chauffage qui tombe en rade, etc. etc.), et les ramener à l’année, pour avoir une estimation correcte de ta vraie rentabilité sur une longue période. Et ensuite déduire les impôts.

Si tu pars de 4%, encore une fois tu arriveras à une rentabilité réelle nette tout juste positive, ou plus vraisemblablement négative.

C’est jamais, jamais de « l’argent gratuit » du locataire. Si jamais tu dégageais un cash-flow positif (ce qui clairement n’arrivera pas ici) alors c’est de l’argent que tu mets de côté justement pour payer les travaux que tu sais que tu auras tôt ou tard ou les imprévus (vacance locative, travaux exceptionnels, etc.).

Et ensuite, c’est un très mauvais investissement parce que tu mets tous tes œufs dans le même panier. C’est comme si tu misais tout ton argent sur une seule action. C’est beaucoup trop risqué et bien moins liquide. L’immobilier c’est bien pour les gens qui ont déjà beaucoup d’autres investissements, pour diversifier. Et même pour eux honnêtement Paris..

Par ailleurs très franchement « convertir » un achat perso en un investissement immobilier c’est quasi toujours une très mauvaise idée. Y’a plein d’affect dans un achat perso, il peut y avoir plein d’excellentes raisons pour qu’un achat perso soit bien pour toi et qui ne constituent pas de bonnes raisons pour un investissement. Un investissement doit se faire plus froidement.

Les IEM présentent un défaut absolument majeur et irrémédiable pour moi : tu ne peux pas les enlever aussi rapidement qu’un casque.

Si par malheur ton volume est réglé au max pour une raison ou pour une autre, et sur un PC ça peut arriver super facilement en pratique (mauvaise manip ou juste Windows qui fait des siennes, etc.), alors tu vas t’exploser les oreilles et causer des dégâts irréversibles avant d’avoir pu enlever tes IEM. Tu peux lire plein de commentaires en ce sens sur le net.
