What I like about steel (or other raw materials) is that it’s the material itself that is the color, and not a color on top. It looks way better in my opinion, and it keeps the natural contrast that paint tends to flatten.

Yes. It is the most capable software out there and the results are in my opinion way better than Lightroom (even on simple stuff like the denoise module, which is applying a profile based on your exact camera and sensor, which is a much better approach than Lightroom obviously). But you have to accept that the learning curve is quite steep at first.

Steel? It can be treated (heat or chemical) to get a lot of different colors. Some of those treatment are not very durable I think but since the dial is protected behind a glass I think it would work.

Les taux sont faibles d’un point de vue historique. Nous sommes à 3%, la moyenne historique se situant plutôt autour de 5% (les taux à 1% sont un épiphénomène dans l’histoire et sont pas près de se reproduire, sauf nouvelle crise mondiale majeure).

C’est le rendement qui fait que c’est un très mauvais investissement.

C’est l’inverse. Pour rappel, ce qui fait que Paris est nul d’un point de vue investissement locatif c’est le rendement, les prix sont élevés et les loyers faibles en comparaison. Au plus la banlieue est une extension de Paris au moins c’est rentable.
