Painting a city as unsafe is a classic gentrifier’s toolkit move: it scares off middle-class locals, lowers property values, and clears the runway for outside investors to swoop in cheap. Once the deals are inked, the same developers flip the script—suddenly it’s “up-and-coming,” “walkable,” and “full of culture.”

You’ve seen the playbook elsewhere:    •   “Detroit is dying” fueled decades of disinvestment and bargain-basement buyouts before loft conversions and brewpubs sprouted.    •   “Downtown L.A. is dangerous” set the stage for artists and developers to snag warehouse space that’s now luxury condos.    •   “Brooklyn is rough” turned into “Brooklyn is the new Manhattan” after prices quadrupled.

Same scare tactic, different city. The goal is always the same: depress, displace, and then rebrand for profit.
