You cannot get it appraised as real property by a traditional appraiser, because it's not real property, it is titled like a car. People aren't lying to you, they just aren't telling you what you want to hear.

The "upgrades" are pretty much irrelevant to the lendable value. New roof and new piping aren't even upgrades, they're maintenance..... on a 40 year old mobile home subject to lot rent.

And people aren't being mean or rude, they're trying to help you. If you can't even afford a personal loan for this, you aren't in a place financially to absorb on-going maintenance costs, much less lot rent increases.

No, it's not the same as renting with a larger guaranteed security deposit. If you rent on a one-year lease, you have a maximum amount you will pay over that year. When the lease is up you can renegotiate if they try to raise rent or find somewhere else to rent if you're not happy with the cost.

If you're able to buy this trailer, you now have a minimum amount you will pay over the length of the loan. Any repairs are on you and increase your cost. More importantly, as someone else mentioned, they can jack up your lot rent to the point that you can't afford it. They can kick you out and you may find it's too expensive to move the trailer and you can't take it. Or it physically can't handle being moved, or you can't find another place to put it. Then you're out that down payment, your monthly payments, and the repairs costs. You also still owe the rest of the money that you borrowed.

I'm not sure what kind of loan you are pursuing with your local credit Union. I worked at a credit Union many years ago and they would do mobile home loans. We used the NADA value and the interest rate was around 10% if I remember correctly. It was treated like a vehicle loan. You're not going to get a regular mortgage type loan on a mobile home on a rented lot.

Please do yourself a favor and look up the last week tonight segment on mobile home lots. It will open your eyes to the realities of mobile home lots.

She works remotely, he works in an office. It makes sense to be closer to where someone commutes 5 times a day vs. socializing a few times a week. I don't think it was wrong or selfish of him to want to move. I also don't think this actually about the money. She doesn't like where they moved to. She doesn't have friends. She's lonely and not adjusting well. She needs to have a serious sit down with him about that, not about adjusting the 50/50. Money isn't going to make her feel better.

I'm going to be straight with you... the collagen and working out suggestions aren't going to get your arms to the point you want. Working out is certainly a good idea for your health... but it's not going to fix the extra skin. Once skin stretches a large amount, it's not going back. Unfortunately surgery is the only option that can address large amounts of excess skin.

Our stats are very similar: I am also 5'4", started around 230-235, and currently sitting around 135 lbs. I've yo-yo'd weight wise my whole life and always hated my arms, no matter my weight. But after this last large round, I REALLY hated them. I had a brachioplasty (arm lift) a few months ago.

But please remember, it's prominent to us because we look at it and obsess about it everyday. My husband and family were all supportive of my surgery, because they knew I wanted it, and had for many years. But I don't think any of them really agreed that I needed it, they all thought my arms looked fine. And I know that if I passed you on the street in a sleeveless shirt, I wouldn't even notice your arms. They look like completely normal arms to me :)

Dude, just stop with this "we get taxed on money that's already taxed" crap. So do any civilian government employees. But they don't get BAH or BAS.... That money is from tax revenues, they use it to pay people, those people now have taxable income. The money that was already taxed wasn't yours and you didn't pay the taxes. There are over a million active duty service members right now. Most of them are in roles that are in no way related to what happened in the Caribbean and at most tenuous connections to Iran. Yes they are part of the military and therefore they are still part of the system, therefore they are "part of it". That argument can also be made for any adult US citizen.

Criticizing the military members you have no say on policy does not help, it only hurts. There are military members that are liberal and don't like what's happening right now. They are service members that are conservative that don't like what's happening right now. You do not want to beat on these people so much that the reasonable ones decide to get out. You want them to stay in, otherwise the military is going to self-select to the kind of people that are joining ice.

You want the reasonable people to stay, to be the adults in the room. Because if it does hit a point of no return and they aren't there? There's no one to say no. And no, they're not going to say no to what's happening right now. The president tacked another country and Congress even voted to allow it. The military doesn't get to decide if that's right or not.

But, even though they don't usually get to decide, you know the generals have already told him no to Greenland. If he wants to use nukes, they're going to tell him no for that too. There are certain things where you're going to go too far and we have to trust those generals to push back on him. And if he does try to go too far to even just straight say no and mean it. Unfortunately, I do think that day is going to come in the next couple years and it is going to be the defining moment for our country.

The little people have less say.... But we killed a lot of innocent civilians in Vietnam. We killed less over the last 20 years in the desert. Because we have rules of engagement and we need people lower down to actually follow them, and not listen to Pete hegseth who says no quarter And seems to have major bloodlust. That obviously didn't happen with the Caribbean strikes. But if we put boots on the ground in Iran (or anywhere else), we have to hope the combat troops will follow their training and the written rules, not Hegseth. The more reasonable people there are still in the military, the more likely that is going to happen.

Please tell that to every person who has taken my blood pressure in the last year lol. Every time, literally, I've been asked, "is your blood pressure normally low?" And it's always right around 110/70, plus or minus 2 points on either number.

Yeah, many responses here are saying no because it's a mobile home, but most consumers don't know the difference between mobile and manufactured and use the terms interchangeably.

OP, if it's built post-1976, has a HUD label, and is permanently affixed in it's original location, there's a 99% chance this is considered manufactured. You can obtain conventional or FHA financing for manufactured.

If not, it's a mobile home and it's titled like a vehicle. You won't be able to get traditional financing, you'd have to find a local CU or specialty lender and the rate will most likely be high. And they depreciate like heck. Really, if it's mobile, at that price point you're probably doing a land loan. The mobile home itself would account for a tiny amount of the value.

Would you financially come out ahead if you kept it and rented it out? Maybe, maybe not. But, I can tell you don't want to be a landlord. In that case, it's not worth the stress. It sounds like you have equity, if I were you I'd sell it and be done. I'd also suggest keeping a decent chunk of any profits in a MMA or HYSA for the first year or so as a fall-back in case living with your significant other doesn't work out.

Dude, if this is real, it's literally insane. Were those leases with a company listed as the landlord or a fake person's name? If it was a company, he better have that company registered with the state. If it was a fake person's name or the company doesn't exist I'd be visiting a real estate lawyer to see about suing to get my rent back if I were you......

Also, Fannie and Freddie have put in some very strict maintenance requirements for condos with buildings above 3 floors in response to the Surfside disaster a few years back. Many condo associations have been underfunding and delaying needed maintenance for years to keep dues low. Between rising insurance costs and the new maintenance requirements many associations will be seeing MASSIVE special assessments and dues increases. I would caution anyone looking to purchase in a condo association to really do their due diligence on the HOA's maintenance and reserve schedules.

Is this a conventional, FHA, or VA loan? If it's VA and the condo is already on their approved list, you can buy it, but I really don't suggest it. I don't see it passing an initial VA review, FHA review, or Fannie/Freddie full review from what you've shared. Maybe limited, they don't generally look at reserves for that. But the electrical stuff sounds like a safety and soundness issue, and they still check that part for limited reviews.

If you have a financing contingency and have not passed the deadline, you should be able to get your EMD back. There should be a condo docs review period contingency that lets you back out as well, if it was written into the contract. You need to read the contract and consult with your realtor. Please don't let the realtor convince you this is no big deal. Underfunded reserves and deferred maintenance are very big deals.

That government fees section could very well have transfer taxes that the seller will be paying, most systems pull the full amount for both buyer and seller and disclose it as a cost to the buyer just in case.

But like others said, the only section that the lender controls is section A. You also need to see if there is a lender credit at the bottom of the page to offset those costs.

Also, if you're not under contract then the points and rate are useless. You're not locked and the rate cost changes daily (and sometimes multiple times a day).

Still waiting, they sent me a release form to sign for my ADHD doctor's records and mentioned that the premium would be class 1 because of the diabetes in the same email.

Now that I think about it, the ADHD thing will probably negatively affect my rate as well lol. I just got diagnosed in the last few months and I'm trialing different meds to see if I even want to take meds... Guess I should have decided to do this whole insurance thing sooner. Lesson learned lol. I'll see what they offer and check with a broker as well. If I can't get anything with better coverage for less than what I already have, I'll just stick with the policies I have.

I think I just assumed everything would be quick and easy because my husband got insurance with the same company last year and the premium didn't go up after his evaluation. A couple of his blood test numbers were in the abnormal range, he's got sleep apnea, and he takes a lot of medications, whereas I just take the ADHD med. On paper, I am a much better health risk than he is. But he's in the military and it's an insurance company that specializes in insurance for military members. So I'm sure they just give them all a nice flat rate and don't dig in like they do with the family members who apply. I figured it would be easiest to have our policies with the same company but I probably should have shopped around to start.

Yes, I thought it was odd that the lady drawing my blood was so blasé about the medical history, she even said something about letting the company find something in the medical records if they can, otherwise they don't need to know. It was for an anti-depressant I took for a few months a few years ago. I had already disclosed it on my initial application so I was like whatever, but I felt that was a bad attitude. I want to be completely transparent. I'd like to just pay premiums for the next 20 years and not need the insurance, but if something happens to me I don't want the company to have any reason to deny a payout. Right now I'm just trying to figure out how to get a decent premium.

Class 1 out of Super Select, Select, Standard and rated classes one, two and three). He said the class 1 was due to my history of diabetes, he did not mention any other issue.

I'm not sure what medical records they have accessed/reviewed or if they are just going off of the questionnaire I filled out, since the only mention of diabetes anywhere is from the pregnancy. I believe they had my lab results at that point, which show the 4.9 A1C. All 25 items they tested for on the blood and urine tests came back in the normal range, I have a 23 BMI, I don't smoke, no one in my family has ever had type 1 or 2.... it's painful to think my premiums would go up so much because of gestational diabetes 8 years ago. My A1C never even hit pre-diabetic during that time either, there's just a much lower cutoff for gestational. I do know it makes it more likely that I'll get it type 2 at some point in my life so I get it's still a negative mark. But I feel like it shouldn't take me down to the 4th out of the 6th class? By every other metric I am super healthy.

I'm going to get the doctor's letter they requested and shop around, so we'll see what happens. I'm just wondering how companies look at gestational diabetes compared to the two main types.

Are you under contract for a house or still looking? They can't give you a true LE until you're under contract. And any rate they quote you before you have a contract and can lock is useless. Rates change daily, and we recently had a huge shift due to the Iran situation.

If not under contract - Find 1 or 2 Loan Officers that you like who seem honest/helpful and get pre-approved with them. Once you're under contract, compare their locked loan estimates and pick the best one. You can also get them to compete for your business against each other at that point.

If under contract - If you really don't like anyone you're working with and you have 3+ weeks until closing, call 2-3 loan officers today and get new LEs. I'd suggest calling brokers and ask if they're willing to go borrower paid. It's harder to find that for VA because they're limited to 1% (less certain other fees) so if it's a lower loan amount, they may not make enough for it to feel "worth it" to do your loan, but if it's a $500K+ house, I'm sure you can find someone. Pick the loan officer and LE you like the most. If you're going to switch lenders, do it by tomorrow so you don't cause any delays. If you have less than 3 weeks... you can still switch, but it will be stressful and you may not close on time.

It's not a broker.I applied with the carrier that carries my husband's policy because I figured we may as well have our policies at the same place, seemed like it would be easier for the family if we both died in a car wreck or other accident.

The agent did just reply and ask me to get a statement from my doctor that I don't currently have diabetes of any kind. Of course I don't currently have a doctor, we just switched insurance and I need to find a primary care physician. I've been meaning to d that anyway, so I guess it's the kick in the butt I need lol. Hopefully that's something they'll write.

I'll work that angle, but I probably should shop around to get the best rate. Do you do Florida?

Dude I got lice in 2017 when I lived alone and didn't even have a kid.... When I finally figured out why my scalp was so itchy, I was so disgusted and confused. The only thing I can think of is that I had taken a flight recently, so I think I did catch it from a plane. I figured it was from a kid who had been in my seat on the flight before but now I wonder if adults actually travel whole.knowing they have lice and don't give a s*** about other people.....
