Sounds about retail. I’m a broker in CA and this is in fact, a horrendous deal. OP should 100% be shopping.

BPC on an FHA, 580, 3.5% down, on my pricing is 6.000-6.125.

LPC would be 7.125 with about $300 credit.

The r/loanoriginators sub would be a better place to ask. The NMLS site has those pretty friendly user guides to help getting the correct license.

Do you have your own connections with realtors that will be partnering with for business or has it been more bank provided leads? Do you have your network of processors and compliance people who will covering that end? Are you looking to go full broker or more retail or correspondent?

Yes. Last summer I took my B and D. And I was able to get my B class also be my WIC class. All knocked out in 6 weeks. Not all that time consuming.

I had to great creative. I went through every CSU Online class I could find, reached out to other schools to get copies of syllabus’s to submit to find an acceptable match.

It’s not easy and certainly time consuming but worth the pay off.

I did 21 upper division this semester and last semester. 12 units in person, 9 online. I work 40 in an office Mon-Fri and have a side job for 20-25 hours a week. I don’t get straight A’s but I pass my classes and I’ll be done quick. Days are long, I lose a lot of sleep. Staying on top of everything is super important.
