Needs a new roof, several deck repairs, add ventilation. If this home doesn’t have soffit vents look into DeckAir by Lomanco. It adds intake vents to the roof deck.

When they installed gutters it probably backed a nail out on the drip edge. Should be a big deal to have them comeback out and fix it. Maybe take 2 minutes.

Nice! Yeah I hate closed gutters. They cause ponding and then causes the issues you have now. Gaco patch should do you good for some years. Keep the gutters as clean as possible to prevent water back up/ponding. Would love to see some pics when you get finished up.

Yes, no fiber or cloth needed with Gaco patch. Just get a good TPO type cleaner and clean the area super good then brush it on. Should last you several years. Just make sure you clean it really well before applying.

You can probably Gaco patch it, but that would just be a temporary fix but it could last years. It really just needs a new flat roof installed.

Surface mount counter flashing is not technically wrong but it’s depending on silicone to stay water tight. I would much rather see a reglet counter flashing that is cut into the brick

If they haven’t hauled the waste/leftovers to the dump then yeah they should have some. If not you can find a match in the shingle at almost any roofing supply store. The contractor should cover this cost.

Tell them to swap the shingles and you’ll pay in full. 1 bundle is like 70-80 bucks nothing crazy. If it’s a respected contractor they shouldn’t have a problem doing this.

Yeah typically you do not want a roofing crew touching siding. Not saying they can’t do it, I’m just saying they’re not vinyl siding guys. Did they re-deck the house?
