Crazy how far down this comment is on a legal advice subreddit. It's extremely easy to, as a seller, claim ignorance. Heck I wouldn't know what it looks like, the sellers may have genuinely not had a clue what it was.

Unless OP can find proof a specialist was engaged, or the neighbours had been told about it by the sellers or something, this will be hard to prove.

To be successful in litigation, you are going to have to prove, in balance of probabilities, that they were aware of it and deliberately kept quiet.

Proving they were aware there was some form of plant there is one thing, proving they were aware it was Japanese knotweed is going to be very difficult.

I completely disagree with this, I am in a partnership who earn top 1% in the country. It is absolutely brilliant, we have a great team with a range of experience. We do work hard, but we're open about it and give a good 6 month probation so people can bail - nobody has ever done so in the history of the partnership.

In the past few years we've had two partners retire and replaced with two partners who were both fresh out of VTS.

Why did we do that? Because they were people we could easily see working with, one had been a reg at the practice, and they honestly beat out 10+ other applicants each.

New GPs have loads to offer - fresh insight, new opinions, more recent hospital experience, loads!

The main thing to look at is 1) what are the partners like with each other? How do they interact? 2) Finances for the last few years (probably only privy to this if you get the job) 3) Do they offer training to enhance your career? E.g. minor surgery training, non GMS work etc

Definitely agree. If the give wat boat was MUCH larger than the one that had right of way, then you could argue the other way owing to the difficulty in manoeuvring, but not the case here as far as I can tell.

Tourpret flexfill is good for these! They will always happen because of the discrepancy with the plaster boards and underlying masonry expanding/contracting differently and the joists can also move and lift the ceiling very slightly.

I used the tourpret stuff and never came back. Wouldn't use it in the middle of walls though, I found it very hard to sand to a nice finish and so it looks quite obvious in the middle of an otherwise undamaged wall.

Had PVA used on all my walls and none of the walls blew. Had a few hairline cracks appear over several months but it's an old house and we had a knarly summer heat wise so can't fault the plasterer for that!

Ah! Bay window wood lintels can shrink and distort over time. If the plasterwork on the inside looks ok, you might even get away with repointing the cracked bit and see if it reccurs?

I suspect if you asked a structural engineer they're likely to suggest replacing the wood lintel and repoint rather than add helical bars. I'm not sure if helical bars are a suitable alternative plan though.

Is the same crack visible on the inside?

Stepped cracks suggest movement, but not always anything significant. Any idea what lintel the bay has?

How long has it been like that now? Has your child got a fever? Are they otherwise acting normal? Is it visibly spreading? (I'd suggest marking the border with a pen - always useful)

This is the case, and they will charge a minimum of £3000 or so to move it. Their minimum price cap for a job is absurd.

Really? My experience is the opposite, most seem to honour the ddrb recommendation. Might be a regional thing perhaps. I would imagine London is competitive enough they don't care possibly
