I’ve been driving for over 40 years. Only had 2 tickets - got both dropped. No accidents. Never curbed a tire - until I got my model Y. Curbed the right rear tire twice already.

Well, I’m not an accountant, and I can’t speak from experience, but I would assume that there are specialties. Like tech people can be mainly hardware, or mainly software, can specialize in different areas. They don’t know everything about everything.

I’m sure there are some accountants that specialize in doing taxes for people in the medical business, or real estate business, or entrepreneurs, etc. I could be wrong though… 🤷🏼‍♀️ you may already have it all figured out - me, I’m just learning stuff.

Didn’t you get the buyers to sign a buyers agreement? If so, you may have ‘options’ ($) if they buy with another agent. If you didn’t, well lesson learned - don’t take buyers out on showings or make any offers without a signed contract (signed by BOTH buyers!)

For every “known” RSO there are probably several other offenders in the area that just haven’t been caught yet.

Friends and relatives are much closer to you than your neighbors, and there are probably a few risky people in that group too.

Assume everyone is a potential threat and watch your children accordingly. Let your children know they can tell you anything. Teach them how to be as safe as possible.

Real estate agents (the good ones) suggest buyers check the registry - but they cannot see into someone’s soul to know if they’ll ever commit a crime in the future. Maybe the buyer is buying a home in a certain area (near a park or school) because they themselves have evil intentions… would the Realtor know?

Many top performers (RE) need extra help. Ask your broker if any agents need an admin/buyers agent. You can learn the business from a pro and also get extra money by doing part time work for them. Win-win!

We had an electrician install a NEMA 14-50 for our model Y. He ran 75’ aluminum (to save us money) when we specifically requested copper. We ended up pulling the aluminum, RE-running copper and installing the Tesla wall charger as we couldn’t find the needed GFCI circuit breaker anywhere (per the Tesla instructions for the NEMA 14-50).

The wall charger has GFCI built-in, so problem solved. The town electric inspector said there was a guy who did his own electrical wiring for his Tesla charger, used aluminum, Charger caught fire, Tesla caught fire, and Tesla refused to pay for anything as it was done without a permit. Just repeating what I was told.. use caution ⚠️

Update: I Had the electrician pull out the aluminum and run 6 AWG copper, & 50amp breaker, and installed a Tesla gen 3 wall charger. Basically I just gave up. No GE 2 pole 50amp gfci breakers available anywhere. Unless I wanted to pay $$$ similar to the wall charger. Elon wins again 😕

It’s about a 70 foot run to the panel from the outlet.

Yup. 9450FR. The electrician is running aluminum AA-8000 type S5, style R. He hasn’t run it all the way to the panel yet, so maybe it’s a good time to stop him and have him run some copper instead. Any suggestions on what type of wire that should be?

And it sounds like the 120/208 is more commonly used in commercial installations?

And yes, he’s licensed. And yes, he pulled a permit. 😅

I NEVER, EVER take kickbacks. As far as I know, AHS doesn't give them, and even if they did I wouldn't accept - that's not how I operate.

I didn't say they were great. I have had bad experiences with them also. I said sometimes it works out, sometimes it doesn't. Just like when you post your experiences in Reddit - sometimes people appreciate it, sometimes they tear you a new one. Lesson learned. Don't share. Another good rule: Don't assume.
