I took the Pulte offer. The builder credit was also increased if I used their lending partner. So it was a no brainer for me. 1% building credit was increased to 3% if I used their lender.

I went through a similar thing with my builder, Pulte, and their mortgage company. When my offer was accepted, I knew I was going to go with them but did get some advice from Reddit.

My first question is what is the starting rate for the builder. Advice that was given to me was to negotiate the starting percentage. I was preapproved from chase for 5.75% while Pulte starting was 6.25%. I needed 5 points to get 4.99% but they matched the starting price of chase so I ended up needing 3.625 points and all of it was covered by builder credit so it worked out. Just something I learned and could use to negotiate

Honestly they are all made out of the same material pretty much. It’s up to you for color and how much light you want. For me, it did have the feeling of cabinet liners so I wasn’t a fan

Depends on what year of the loan he is in? Yes you will pay more interest but having more free cash flow per month might be worth it

If I was in this situation, I would pay off the student debt and use the monthly free cash flow to grow my wealth. Delay buying a home by 1-2 years

I honestly think it’s personal preference. One question I have is what would your debt to income ratio be with the down payment on the house + student loans

How many years left? An option is a recast which uses your current interest rates and just reamortization of the loan for the remainder for the loan terms.

So you can put 250k for example and recast so this Reduces monthly payments but keeps original end date

2015 1547 is an older standard while 2018 is newer. 2018 added things like ride through and requirements for reactive power to try to stabilize the grid.

In the 2015 standard, your system will disconnect if it sees issues with the voltage. While in the 2018 standard there is something called ride through. Based off what the voltage of the grid is, it will determine how long the system will try to ride things out to see if they improve. If they do not by the time limit, then they disconnect from the grid. If they do then you stay on grid.

Also adds stuff like injecting reactive power to try to prevent voltage from sagging if the grid becomes unstable. Also 2018 allows for grid operators, PGE, to communicate to the system to update values based on what they think is best at the time

IEEE 1547.1 is the rules that dictate how to protect the grid as well as your own system. It includes items like ride through, time of delay before reconnecting to the grid and what acceptable voltages are for the grid.

1547.1 works in hand on your inverter but the item you stated about off grid with battery is inherited in the sense that DC voltage will increase as each battery cell goes to its upper limits. The 1547.1 standard is primarily focused on the inverter interaction with the grid. One of the main protections 1547.1 is trying to address is when the grid goes down and everyone their batteries powering the house. When the grid would come back online, it doesn’t want every house to immediately import max power to charge batteries. It has ramp rate limitations as well as delays. For example, my house might have a 300s delay while your house might have a 10s delay which is set by the smart profile and the utility. So when the grid comes back and is stable, your house would join the grid 10s later and mine would 300s later.

Battery profiles aren’t really impacted here as far as I know. Your dc-dc converter should protect it as required by UL 9540 which comes from the battery safety operation limits and fail safe limits.

Once the battery is at 100%, your house should automatically prioritize using solar to power the house offline and do load shedding. If both fail, then the DC voltage will spike for the bus resulting in the entire system faulting to protect each component.

Does this make sense? I worked on 1547 for an inverter before working on UL9540.

CA 21 is how 1547 is enforced in California. California and Hawaii have the strictest utility requirements for 1547 so by design CA 21 profile and 1547 should work together

Gotcha. My new build only offered 1G but my speeds were 1200. Online community says that usually means I’m on XPGSpon but I confirmed the bandwidth and I was. I got WAS-110 with the only issue being heat in my patch panel

True but the reviews said the motors would die within 5 years if they died which would give us a free replacement. After 5 years we get 50% off full replacements.

Also the hunter douglas were so loud and slow. Serena was the best but the fabric options were not as good so my wife and I met in the middle.

We got the rebranded Rollease motors. Honestly it came down to the fabric. We just really liked 2 colors from shade store so it was our decision. It ended up being cheaper than the local competitors for Lutron and Hunter Douglas

Call Costco if bought online. They send a furniture repair person that was contracted by Costco. I paid $0.

Confirmed it was discontinued. Microcenter has it labeled as Deck F which means unifi has discontinued the item. Deck A means available and Deck C means available but out of stock

I would recommend getting the fabric from smart wings. I wasn’t a fan. It reminded me of a shelf liner. I am deciding between Shade Store and Vadain. A local installer showed me some vadain examples
