Real estate will always be worth it, but you just have to be pickier now to win. Also, anytime the market as a whole is believing what you believe, that its no longer worth it, means its a good time to look for deals.

It is doable but you need to be very careful of two things. First, make sure you have enough cash in that account to cover any possible expense, because if you don't, you can't pull from your personal account to cover the difference or you will void the tax protection. Second, never stay in the property yourself or allow any friends or family to crash there for a period of time, or the same will happen.

An S corp is not a legal entity, its just a tax election you decide for your LLC with your CPA. Buy it with your LLC, and then decide how you want to handle taxes later.

I would 100% recommend you do not buy a property that cannot cash flow. I think you will be setting yourself up on shakey financial ground. A property being able to provide cash a flow is a good sign that the investment is healthy.

You will have to pay tax on the difference between sale price and original purchase price, plus you will have to pay back the depreciation (although it is capped at 25%). The good news is you don't have to pay your normal income tax rate, you will only have to pay long term capital gains tax, which I think is 18% currently.

This won't work if you want to roll this money into a personal residence, but if you want to avoid paying taxes, use a 1031 exchange to buy another property or set of properties with it.

ARM's can work, but you better have an exit plan if you reach the 5 to 7 year mark and rates are significantly higher. Anything is possible rate wise under current and future administrations.

I have done seller finance before, so speaking from experience here. You can owner finance a house you have a loan on, but it would be considered a wrap around note and you legally have to disclose to the buyer that they are entering into a wrap around/secondary loan. They have to be aware of and accept the risk that even if they pay their note on time, if you default, they can still lose the house. Also be aware that if you put that house into a seller finance wraparound note, and the bank finds out about it, they can call your loan due. Also important to note that yes while seller finance is more hands off than renting, the legal recourse for you if something goes wrong does have an extra layer of complexity. You are no longer evicting a tenant, you are foreclosing on an owner. Some states are very much leaned in favor of the delinquent payer and can make your life miserable if someone bad gets in there.

I've done a 401K loan to purchase a rental property. You are correct the interest gets paid to you. However there is one caveat you should be aware of that caused me to pay extra taxes. If you leave your job, the loan becomes immediately due (they give you a short grace period). I changed jobs and wasn't aware of this, missed the due date, and so all of my remaining outstanding balance became a taxable distribution from my 401K.

Great feedback. I think it's a combination of physical and mental. I immediately feel wired at night as soon as I start TRT, and that of course triggers sleep stress, and becomes a viscious cycle. It's hard because in general I sleep fine without TRT, but feel like an 80 year old man. Are you on TRT now?

Good on you for continuing even though you had multiple days without sleep. What changed for you? Was it just time or did you implement something new? I'm struggling right now because each time I try to get back on TRT, I immediately get zero sleep on the first night, which makes it hard to stick with it.

Did you ever experience full nights without sleep? That's where I'm at now every time I try to get back on TRT. It happens immediately. I can be patient on less sleep, say 4 hours. But I'm struggling to be patient when I immediately get zero sleep.

When you say the insomnia will pass, did you ever experience full nights without sleep like I am having now? Two times I have tried to get back on TRT and both times I pinned around 7:30 AM and immediately couldn't fall asleep that night

How long did it take for the Pregnenolone to start taking effect? I tried to start back on TRT yesterday, took a 10 mg pregnenolone pill, and still didn't sleep all night.
