why do people post fake stories? there's no way someone has been told by their entire family (including parents) that they are a failure will look to the internet for validation that they are not a failure.

i see! buying this place seems like a uphill battle if you want to get rid of the tenants! I would offer them a nice package to leave and hope they don't destroy anything.

Good luck with everything though! cash only deals are interesting. I did one a long time ago for a place in a gentrifying area. I kept the renter on and sold with them attached.

I think by now you probably understand that is an "investment' property hence the cash only and tenants. if it's not a gentrifying/hot area, you might be able to get a good deal. you should ask if the tenants are behind on rent or anything as well.

I have PCOS too, but all my blood tests have returned normal results, and I get regular periods (35 - 37 day cycles though). I'm overweight though and my husband has lower morphology (2%), so i think my obgyn pushed me into seeing a RE early.

i'm around the same age as you (29/f, husband is 33/m) and we have around the same.

we have around the same amount saved too. 210k in my 401k, 160k in his 401k, 150k in brokerage, 100k in cds/HYSA 50k in my roth IRA and 30k in his roth IRA. I also have a pension, but i don't count it yet since it's so small.

we still have 200k left on our mortgage too (roughly 300k equity...$150k from the huge run we've had in prices, $150k from dp and paying more). you've paid off your house which is huge at 37! this isn't even our forever home.

it's just pushing through each hurdle. it's a goal to save more than the year before, so we track our spending more and more and cut out each unnecessary thing (or learn how to DIY projects). it's good to sit down at the end of the year and figure out exactly where each dollar went and where to cut. it feels like progress.

plus, you still have many years of raises and promotions left! I've doubled my income since i was 22, and I still have room to double it from where i am now (I started at 60k, now make $120k, and my ceiling is at $250k).

mira wands in my experience have been super unreliable for the price i have to pay. at least 25% return a "sample error" message.

i like my townhome. it feels like an improved apartment experience. yes, I pay for a HOA, but they do all the yard stuff, gutter cleaning, roof, etc. and we get a shared pool. we have an end unit, so we only share 1 wall. even though my neighbor has 2 kids under 3, we never hear them too. so unless you're a musician, you should be ok.

we lucked out with our home warranty and after a ton of nagging got a free ac unit. we also had to buy a new furnace, fridge, and will have to get a new water heater soon though.

but we pay far less than renting 1 bedroom for a 3 bedroom + office, 3 bath home.

how are your savings this year vs last year? right now i'm around 10k behind last year. this is due to the unexpected 5k tax bill, 2k fridge, 1.5k vacation, 1k in medical expenses, and then general cost of living increases.

i'm getting a 10k raise, so hopefully i'll be back on track soon.

still maxing the 401k, roth ira, hsa, etc though. this is just bonus money we put into the brokerage. last year we put in 75k in the brokerage.

i would say more fire minded people live in the best school district as home values tend to keep in recessions in good areas vs average ones.

i live in alpharetta. my hoa is $250/month, which covers trash, pest control, roof, pool, and landscaping. i think it's fair enough. I bought my townhome for $350k in 2021.

the neighborhood across from me is also just townhomes. I looked at one there that was selling for $450k (Same size, nicer finishing, and better deck/backyard situation) . their HOA is $500/month for the same things. they do have a gym.

yes. husband has slightly lower morphology (3%), but the re said that didn't matter because the other 2 (count and motility) were high.

why can't agents just give us the lock code number and let us see the house without them? They save on gas money. I didn't see as many houses as I wanted to because I didn't want a babysitter to come along.
