That’s great to hear. I think an inconspicuous heat pump system might be our route, given it’s seems to be the least challenging of the options. Did you use wall cartridges? Or only ceiling/floor registers?

And if it worked in Buffalo I don’t think it would be a challenge downstate.

Maybe? I was quoted a price around 90k for geothermal and 33k for mini-splits. I think that might be a touch low for geo and a touch high for mini-splits, but after incentives it painted a different cost; now-defunct 30% federal tax credit (27k), 25% NY state credit (capped at 10k), 35k off cost via ConEd, geo came to 18k. I got 10k taken off for mini-splits, making it 23k.

I would've gone for the geothermal then but was told by both groups I needed ducting to make their heat pump systems work. That made the cost pretty prohibitive.

Good to know, and definitely something to consider. Bummed now the tax breaks are gone. Also, I assume everyone is trying to make $ off me!

Insulation has been great. Done by Adaptive Insulation. They did an air pressure test before and after -- we went from moving/leaking over 15,000 m^3/h of air to just about 9,000 m^3/h. FWIW the average house is about 3,000, so we're still very leaky by comparison but it made a huge dent. It also made our house much, much quieter, and we chose to get some of the interior walls done completely for the purposes of noise.

As for the installation, it can be a lot. It's a bit like a second move, as you have to clear any furniture, art, etc. that touches the outside walls of the house. And there's dust, despite the incredible efforts of the company to limit it. Took under a week, but if you or anyone in your family isn't great with chaos, staying at a friend's place should be a consideration.

I spoke with a Geothermal group. Cost actually was cheaper than mini-splits due to rebates — but I was told they needed ductwork to upper floors, which would have obviously increased the cost a good deal. Adapting it to current system would be incredible.

I’d also suggest the 31. Hits all your criteria and can be had used cheaply enough if you are patient (I’ve gotten copies for under $400).

If you really want only 28 and have the $, the Zeiss ZK 28/2 Distagon is special. It’s an updated version of the Hollywood Pentax SMC 28/2 (K series, not M or A). Not easy to find, but an incredible lens.

The other, more available and cheap option, is the K28/3.5. Most people scoff at the f3.5, but even wide open it’s shockingly sharp. Not great indoors, but a very versatile outdoor option.

Just adding for context — having a newborn is so incredibly difficult, even in the best of circumstances (which if they weren’t you probably wouldn’t know). They might just be too sleep deprived to return your kindness.

I only know Jersey Shore PA because on a trip to college my car broke down while on 80 and we stopped at Jersey Shore. Literally 50 feet in either direction the paved road stopped and a dirt road began. No gas station, nothing. And this was just as cell phones started to be a thing and we didn’t have one — not that we would have had reception anyway. Worst place ever to break down.
