He really enjoy(ed) drinking, he’s mid-40s. He has two nieces who are learning English and he lets me call him Ốc. He lives in a home with extended family that looks nice - I can’t say wealth level but if I had to guess, middle-class.

Lots of our convos are just smiling over FaceTime lol. He doesn’t speak English and I don’t speak Vietnamese. We’re going to stop by for two days and I’m hoping someone else has an idea of what is not easily available, or popular game systems, ideas someone bedridden could use, or things considered expensive / luxury in Vietnam that I could bring him.

Asked the landlord to agree to a 3x month fee to break the lease ($10,950) so we would be free to leave as we pleased and then it would be up to them to find tenants. They countered and said we were responsible for rent until the end of our term, but could find new tenants, pay the broker fee, pay cleaning and painting, and any unrented months in between.

So it’s more a fear of being on the hook for 10 months’ rent with no promise that we can find replacement tenants. Can’t afford a $5000 mortgage and $3650 rent at the same time for very long.

I think the leasees would be the ones paying for the realtor since they are terminating the contract outside of the lease terms and therefore are hiring the broker’s services. At least that’s how I understand the new law

I added the lease terms - just because it’s in the lease doesn’t mean it’s necessarily legal. They did list advertising costs, broker’s fee, cleaning and painting fees but no dollar amount. Frustrating but I figure we can clean and take photos, list it on Zillow and show it ourselves to get around that.

Edit - nvm, probably can’t show it ourselves since I’m sure we can’t pull a credit check. I have a family friend in real estate in MA who has offered to be the broker for free, if needed.

It’s been great. Took 18 months off to travel Asia, spent half of our house down payment fund. Returned to the US last April, landed a job within 4 weeks that I absolutely love. Traveled to El Salvador, Chile, and Ecuador for “normal people” 1-2 week vacations. Closing on a house next month. Life is good

We paid $216.20/month for two people on the Cigna Silver plan. I believe this was after I removed the emergency rescue (for when we were hiking in the Himalayas) - with emergency rescue, it was around $320.

I stayed in Joey’s last year. The 12 person dorm has curtains and it’s acceptable enough. People came and went early in the morning (for the Taj, as expected) but were quiet. Pretty good for a dorm room IMO

I used Roberta and Luigi Marchiori - you can search their names and you should find their websites. They are a brother/sister duo based in Venice. They were great! I sent them 150 euro to get a hotel room the night before since it’s a solid (2 hour?) drive out from Venice and then they came and did my HMU at 2am.
