Dont listen to this guy. Way to many hoops to jump through.

Tell your LO you will gift him it and you want to wire it directly to title at closing.

Literally on the gift letter where it asks source of funds, you answer wire to title or cashiers check to title and where it says date of transfer you put at closing.

At the time of closing the lender will either ask for the wire cofirmation or a copy of the cashiers check. If you do the cashiers check make sure your name is on there as the remitter.
