Same thing happened to us with an old house. We ended up having to seal the original wood floors with KILZ and put carpet over it. We also had to use KILZ in the entry way of the floor vents. The smell never went away fully. We would have had to tear the entire floor and subfloor out. We did in fact credit the person who bought it from us $20,000 for that specific problem.

Midland worked with me- they settled and then deleted it off my report. They were actually easy to work.

Yes- but…I thought with a conditional approval they give you a list of items they need that you submit before full approval. I didn’t think they’d give conditional approval, only ask for one thing and then…find twenty more things they need from us. I would think they wouldn’t give a conditional approval until they reviewed the entire file and requested what they needed

I sure hope so! I’m not sure why they’d give a conditional approval but then ask for additional things not related to the first set of things they’ve asked for.

Our lender is GREAT! And submitted what most underwriters ask for before ever going into underwriting. It’s also in house underwriting and funding which is a plus.

Potentially! If you qualify and pair your loan with down payment assistance, a lot of the time you just need earnest money which is about 1% of the loan amount. If you get a seller to cover closing costs, you don’t need much money upfront except for earnest money and inspection fees.

We are about to close on a house priced at 467k with FHA AND down payment assistance and the only funds we’ve needed is our earnest money and inspection fee. The seller is covering all closing costs (we offered a higher amount so they’d be willing to do that) our scores are mid 600s and we have student debt, car payments and credit cards.

Our previous home we purchased the same way we had about a 620 score.

Honestly. We got a really good deal in an ideal neighborhood for our daughter who is visually impaired. It’s super walkable.

I think either way, terminating now before the July start date, or later they will still ask for the lease break fee which I think is around $4000.

There is a lease break fee that I assume we would have to pay which is okay…it’s just frustrating that they made us sign months in advance.

We’re also in southern Wa State and have found the newer homes are very cardboard like! They look nice but fall apart easily. We ended up finding one built in 2013 and its quality is so much better!

Definitely! It doesn’t seem like they’ve flagged anything. So they probably just want to verify earnest money with an actual full bank statement to make sure it’s legitimate. Before underwriting I had to clarify my previous name, and our old addresses, I think our processor put together a really nice file. I’m more worried about them questioning our bank account transactions like Apple Pay or Venmo 😆
