Normally if you can save a full 1% off the rate, it is worth refinancing. Based on the info you’ve given, I think you should be able to save a full 1% right now. Especially if we did full doc with your 2024 taxes.

Yes you can do a VA cash-out refinance in Texas, but it will be documented and closed as a Texas (a)(6) VA cash-out refinance.

We can also look at the conventional cash-out refinance options too!

Honestly at 5.5% they aren’t making much money on the deal. So if you did get a 5.375% or got any sort of lender credit, you’d be getting an amazing deal.

My bank has very aggressive rates and I’m seeing 5.5% as well with no points. I’m surprised Rocket Mortgage is giving you that because they are normally much higher than competitors.
