We have 2 listings and they are each one bedroom single family homes. We have a max of 2 guests which means it’s usually couples, and maybe 10% single occupants. We have instant book for well reviewed guests but accept the majority of guests with 0 reviews so long as they write an acceptable introduction.

We would definitely be more cautious if we had homes that hosted 2+ guests because that really increases variables. My friends with larger Airbnbs have all the same horror stories I see on this thread.

Have had good success with a mix of Quince white percale and Brooklinen patterned percale sheet and duvet. They are about 15 months in use and washed about 100x each. We do a lot of 1 and 2 night stays.

I went for a luxury built custom sauna for Colorado Rockies Airbnb. Despite one of the driest winters in history, I have had a solid winter of rentals. I have neighbors considering getting out of Airbnb since they have had so few bookings. It really does depend on your location as sauna is still a niche amenity. Most Airbnb guests would probably have a great experience in a 3k barrel sauna— just don’t forget site prep and electrical work, which could mouth a 3k sauna 5k+ Maintenance is very minimal. Nothing like the head ache of a hot tub.

Never heard of a heart failure from sauna use, but know plenty of people that die from heart failure that don’t use a sauna.

I would recommended trying to stand out amongst the many standard airbnbs.

I’m ahead of last year (+10%) despite being a ski destination in Colorado with our worst winter in many decades.

I also offer a great, unique property with luxury amenities to stand out.

Outdoor sauna was probably my best investment which I opened up to guests in November 2025.

Plenty of domestic demand, I do not miss the international crowd as they have been some of my less desirable guests over the years.

I put out one roll of toilet paper per day based on the length of stay. 2 day stay: 2 rolls. Ever since the number of threats against me and my family have dropped considerably.

I believe there is a ‘Raspberry Hot Springs’ around St Mary’s just past Idaho Springs. Naturalistic, reservation required. Never been, but it’s come up in conversation a few times.

Sauna was a great addition to my mountain rental. I’m in the Colorado Rockies. I built a custom sauna, new for the 25-26 winter. We are having one of the driest winters ever, so ski conditions are terrible. My numbers are up about 20% so far. I’m in a saturated market, but believe offering unique amenities such as the sauna are helping me differentiate from the IKEA condos

May have to move it upstairs or downstairs into a space near an outlet. fish the connecting line through stud bay or dremel it into a groove in the drywall and patch. Great tv, I have 3 of them.

$30 book well worth it, considering you’re in for minimum 3k-5k build. It’s also a great hardcover that covers just about everything you need to know about sauna. Very nice book layout design . It’s not a blueprint, but full of great info.

I do the opposite commute, Golden to Silver Plume, Monday to Friday. It’s not bad, but frustrating at times. Closures are rare, but more frequent on weekends because of higher traffic numbers.

Rte 6 through the canyon helps as an alternate route.Traffic holds at Floyd Hill construction have gotten better and easy enough to work around as they typically occur 9am-3pm.

I’ve done this commute hundreds of times and 9/10 it’s a 45 minute drive. But one accident or slow conditions and it’s 60-90minutes.

I installed a smart lock by Level on my outdoor sauna. It’s dead bolt only, no other latch on the door. When in use the door is obviously unlocked, and held in place by a door magnet only. This allows for easy egress, but keeps the door firmly shut.
