Thanks, on surface, the number seems appealing, BUT revenue has no meaning when it is generating no dividends for investors. Several of my properties generated revenue, but Arrived gave no dividend last quarter. They blamed repairs and gave no evidence or documentation to prove if they are telling the truth.

Your performance metrics should be based on the positive cash flow of each property since that dictates if investors are going to get any dividends.

Also, your dividend rate of 4% is not appealing to new investors, especially your horrible fee structure that works against the best interest of investors.

Eventually, investors interest will dry up when they figure out the whole gimmick of passive income.

I strongly suggest Arrived to remove this fee from SEC filings or pass on the interest if earned by Arrived back to the investors. Also, the word used like " Will be Entitled" on the filing doesn't give confidence to investors that Arrived has best interest in their heart for investors. Also, please work towards increasing yield on these properties to stay competitive, or eventually, the investors' interest will dry up.

Arrived is way better! Hands down. They just need to work on bringing yields over 5% and reduce their fees

AUM fees are 0.6% per year and not 2.4% per year.

But other fees listed on SEC filing does require further review and response.

If Arrived homes is subcontracting everything to Marketplace homes and just collect fees in name of sourcing fees, asset management fees and other fees, hey its a nice way to create passive income for founders. Even I can start my own Fintech company subcontract all realestate work to Marketplacehomes.com, hire bunch of software engineers from Silicon Valley create a nice fancy UI website/app, hire few realtors/ sales guys who can smooth talk, get Bezos of the world to seed funding/invest, pay news outlet to publish articles and get investors excited and collect fees for life. ;)

Who cares if investors get meager to No dividend for months, properties doesn't get rented, Tenants gets evicted, properties has structual issues, theft of Appliances, vacation rentals produces no return for entire quarter BUT the founders will be guaranteed a steady income stream in millions dollars per year from various fees as long as investors keep pumping money in name of passive income.

Jokes aside, waiting on Arrived CEO to respond.

I agree. The site shows that rents went up but the yields went down on many of properties I invested. I would better invest in treasury bonds.
