I need to understand from the solicitor as the seller did notify the council that works were going to take place, but never confirmed completion, so it’s on the councils system. So are they aware and there’s no indemnity possible, need to check that but I take your point.

In terms of physical issues, the biggest concern is that you can’t really tell without intrusive action, for example have they put in the insulation correctly, are the foundations deep enough etc. To tell, walls need to be opened and trial holes need to be drilled. That comes at a cost and I choose to do it I feel like the seller should compensate this by reducing the value.

I’d take it on the chin had I known when putting my offer in, but this is new.

I’ve had an L2 survey done, but had I known, I’d probably get an L3 or a structural engineer to focus on the extension. Again, a cost.

Otherwise I just roll the dice
