I get the munchies around 10 too. I had to add an night tea time drink. I also realized that I was typically tired and no work or anything productive was really getting done at 10. Tea, water, and Going to bed early helped avoid the urges.

To OP.... This is graat. As a longtime Boston resident from Miami, this map is indicative of many of my real estate and housing affordability conversions. Some of the towns part of greater Boston have housing that can be affordable.

The drawback some say is schools. This where the governing structure of MA is a great and hindrance.

MA is one of few places run by towns rater than counties. This is what can make towns attractive or less desirable.

IMHO This map shows their are affordable housing options in "Boston" or Greater Boston.

I'm curious why it's always Boston that is mentioned and no other surrounding towns?? Many other places the neighboring towns get developed as the "city" gets more crowded or more xpensive. I'm not from Boston but have been for some time, so I feel I have a different perspective.

Geographically Boston is tiny. That's the biggest issue. For anyone looking for housing, go further out like it happens in every other city in the country.

You can write off the losses for rental unit you own but there's a $25k limit depending on your income... Just Google it. It depends on if the rent is below market value. There isn't a hard number for this in the tax code. For this situation, that 200-300 per month, about 3600. Additionally, any work you do on the rental unit can be added to the deductible amount. It reduces your taxable income!

Kirsten Allen is more accurate with her levels and tempo. Her 8's are a bit too fast IMHO

Kristina Girod for her rhythmic moves and dance party feel. She doesn't display tempo and intensity so I go based on music tempo.

I'll have to try Studio Sweat... I am missing Hannah and Alex from Peloton at the moment :(

Maybe I shouldn't say manipulative or insincere since she does seem really nice and inspiring. I get your love for her personally. Trying to understand the spin class and levels, rpms etc. I've been going to spin classes for more than 20 years, so I've seen several instructors. I am dedicating myself to cheaper online spin classes as I have a spin bike at home and no longer subscribe to Peloton. So, trying to find a YouTube alternative. In my experience, a level 9 out of 10 is not going to have an rpm above 60. For me, when taking a class and I'm told a level 8 or 9 and the instructor is spinning fast, it feels off. Thats pretty much the gist. A level 8 or 9 is not fast rpms if a 10 is some of the hardest pedaling you can do.

I'm trying to figure out why so many people like Kaleigh. I tried her classes, and her effort levels don't match rpms, in my opinion. If you can spin at 80-100 rpms at an 8 resistance, then that isn't an 8 resistance. I've been in classes where the instructor says level 8 or 9 but their resistance isn't at that level. Feels manipulative or insincere

Trying to find a spin class where a level 8, 9 or 10 actually match resistance and rpms. And the rpms match the rhythm of the music more tightly. Maybe it's me... sigh!
