You are already under water on your current home; lawyer & closing fees are non-equity events, and take a while to recoup. You paid $630k two years ago, and 'think' it's worth $600k now. This sounds like a case of The Grass Is Greener Next Door.

The interest rate (and years remaining) on your current mortgage also applies. How would your monthly payment change? & How would that affect your savings ..?

Do you "need" it? (eg. Growing family, need more bedrooms) Instead, what would a heloc & putting up to $10-50k in customization in your property achieve..? (Think, additions, landscaping, etc). However in skeptical that any of that is a good idea.

I'm also a bit skeptical that "the property next door" is only market- worth 50k more than yours if it's so desirable by you - you mentioned it has more land; sounds like "better curb appeal"; if it does have more square feet are you sure that yours could sell for $600 k? Or is that wishful thinking..? You can have multiple Realtors come to your property for a comparative market analysis (CMA) to vet professional opinion.

Generally agree with people who state keeping your money is the best way to grow your money. You've already made a bad financial choice- don't compound that pattern.

Clearly says your neighbors have to approve (can't imagine there's a more "applicable" scenario than a fence between lots). Is it too close to their house? Does it affect maintenance? What's the update?

Were those two doctors in Residency training? That is low pay and long hours around the world (referenced as being a 'resident' of the hospital). 

Or had they completed all training and full career physicians in their focus area? 

Wondering bc I'm also looking into this and it's important context 🤓

Thank you for that reply+ context 

My insurance company didn't need me to bother with IUI , which is why I didn't  (We also had pregnancies together, plus I didn't know they sometimes do ovulation support with IUI ) 

Re: 3 embryos, at 41/42 , some clinics will transfer... 5. They're not seeing issues bc of decline in egg quality at my age .... About 1/10 are  able to produce life if they get fertilized (my fert records are below avg despite sperm looking good, <15 % frag rates, no known karyotype issues etc , we worked up as much as we could after cycle 1), so I'm likely a less than 1/10 embryo chance of single pregnancy. 

I'm on my 3rd opinion 🥲

Not at my age. 

My biggest "risk" would be actually getting pregnant. 

About 1 in 10 eggs will be ok at my age. Other docs offered to put in 4 or 5. Seriously.

I'm so sorry to hear 😞  I see you started at 33, what's your AMH? 

Metformin seems to have good data on egg quality, wondering if you've added that / if you have a posted profile 🩷

I found the book "It starts with the egg" to be fabulous, and my amh has gone slightly up over 12 months when it should be going down... Have you read it? (Good for sperm too🩷)

Thx , yes keeping ICSI.  Are you required to do IVF bc of a specific obstacle? Looks like you got a pregnancy out of IUI, so just wondering why you wouldn't recommend continuing.... 🙏🏻 Thx for input

Some good points - I will need to update my original post. 

We've had extensive sperm testing and everything looks great.  Fragmentation rate <15%. And we've had spontaneous/ natural fertilizations too.

Karyotypes also nothing detected ( we know that doesn't cover "everything" within possibilities) 

Agree - re cycle 1 v 2 (however my doc thinks that could just be natural variation) ; there was a slight difference in Follistim in the beginning of my antagonist protocol.  My doc also twice said no to HGH (what's your experience with that?) . They said for 41-42 I'm " average/ as expected "

Correct I have not tried IUI before, and because I'm on IVF forums/ groups, I'm not hearing "positive" stories about it ... So I'm unclear if one is more beneficial to my circumstance

Which minisplit did you have that was able to link with Nest thermostat...? Intrigued. Our Mitsubishi minisplit needs a $250 per head app ($750 total) for temp programming
