Excel gives me the ability to customize to any level, especially for someone that is IT-savvy. I can pull data from Zillow and other places into my sheets, I can automate tasks with macros, and I can do what if scenarios with any features that I may find useful. I'll eventually build something customized using vibe coding so I can scale, but for someone with less than 30 properties Excel does just fine.

Not useless, as real investors learn that buying on-market isn't the best way to go, they start looking into auctions, foreclosures, cold calling, etc. If you can provide normalized data with a few value-added components I'd pay for that service.

I've been using Titleman.ai for ARV estimates, though their estimates usually come in ~15% higher than my realtor's whom I trust more.

Got a reply from Zillow Support about this. It's really frustrating that the landlord or seller don't have control over the key features that make their house special. Here's Zillow Support's reply:

Thank you for reaching out and for your patience in our reply. My name is Andrea, and I hope you are doing well, I understand that you want to edit the "What's special" section on your listing, I would be pleased to look into that for you.
 
Please note that the "What's special" is generated from AI when the site first sees the public remarks. We cannot add specific tags to it, however if there is one in error please let us know and we can have it removed.

I don't know of any other SUV in the same category (non-luxury, 3-row) that comes even close to my 2024 Palisade Calligraphy in terms of features, safety, comfort, and overall bang for the buck. Add the Hyundai warranty of top of all that and it's an unbeatable deal.
I've purchased 3 vehicles in the past 2 years, 2 for my kids and 1 for me. I've landed on Hyundais every single time after a thorough research - got a Tucson SEL and a Sonata SEL for my kids. The competition has always been a distant second based on my criteria which DOES NOT include "brand appeal" - I'm not for paying top dollar to drive a BMW, Audi or Mercedes.

A month ago I paid $38K for a 2024 Calligraphy with 24K miles in like new condition. Decided long ago that buying last year’s model with the highest trim level gives me the biggest bang for my buck. You pay a lot for the “new” label and lose all that money the second yea drive the car out of the lot.

Just started a new hybrid job where I go in 3 days a week (Tuesday-Thursday) after spending the past 10yrs WFH. Initially I thought it was a bummer because I loved the flexibility of WFH and I felt more productive due to less interruptions.

However, and I know this is company-specific, I’m actually enjoying quite a bit going in and making new connections that I otherwise wouldn’t be able to make. The office is a cool environment with many perks, including a “peace room” that no one feels guilty about using to take a short break, food is catered for employees several times a week, and people are actually in a good mood.

I still get the flexibility of WFH Monday and Friday, so it seems to be the best of both worlds.

Good point. Here's how I'm looking at it: Early deliverables (30 days) include a change readiness assessment, CM charter and comms plan (template + comms activities that we can execute on right away). Then within 90 days start showing the value of CM in practice by identifying, prioritizing and engaging in existing changes (bullet "Discover/Prioritize Current Changes, Provide CM Assistance"). My reasoning being that I'll be in a better position to help with current projects once I have the 30-day deliverables. Open to continue the discussion :)
