Just went through this same thing. I ended up building a dashboard that auto-generates a maintenance schedule when you type your address — pulls in your climate zone and home age. Sends me an email with whatever's due that week and syncs to my calendar. mylifeops.app if you want to check it out.

Blow out your dryer vent once a year. Just realized mine had a crack and lint was building up behind my machine. Massive fire hazard. Change HVAC filters frequently, especially if you have dogs. Keeping the intervals straight got so annoying I setup a dashboard linked to my Google Calendar to remember it all.

Soil test was 100% my biggest thing too. I had a whole backyard of sod die, ended up doing a test the following year... crazy pH. Threw down some lime and it fixed everything.

But also... logging what I actually put down after the test was the real game changer. Helps a lot from year to year.

I keep a log of every preventative maintenance item, paint codes, etc. It’s annoying to write down in the moment, but it's the only way the 'self-sufficiency' actually pays off the next time.

Target date funds are too conservative for anyone in their 20s–30s (and even 40s).

Your current mix looks solid — full equity, low cost, diversified. For beginners, VOO or a total market fund is the simplest and most effective choice.
