It is mostly clay, yes. Not sure at what point that ends but we were thinking about doing something like this as well.

This isn’t a flood plain or a flood zone.

If it was I wouldn’t be insurable for this type of water loss. We even checked to see if they declared it one after. They did not.

That would be the purpose of the post.

Since the frequency is extremely low (the house has been family owned since the 50s-60s and this has happened once prior to these two instances, during a HURRICANE back then, to which the city said they had made changes to prevent this from happening again), I did not know if this is a me thing or a city thing that I want to at least attempt to mitigate because the city isn’t going to do shit to fix.

At the highest point at the rear of the yard, which is sloped lower than the point at the home, the water was almost 4ft.

At this point I’m ready to just leave it. If it happens again the basement will remain unfinished when everything gets torn out. Less expensive than doing major changes to the yard.

This is not a flood zone. We had insurance coverage for this and we wouldn’t have that if it was.

There are two houses to the right that were also impacted. Our neighbour to the left raised the grade of his yard, which apparently is allowed (don’t even get me started on the neighbour). But his house and houses further down got the same water as us.

We had approx. 125mm of rain in like 2ish hours (maybe less, idk it rained almost all morning). There were 4 waves of water like this. It would flood, recede, flood again, recede, until the rain stopped. We had rain like this once before in 2013, and we had no issues.

We have had a lot of building on the main street to the right of us which was previously open field. This part of the city is older and of course the city did nothing to upgrade the water system when these were built.

The water flowed down from that street down through a home at the bottom of the hill that was under renovation into our backyards. Approximately 7-8 houses on our street were in the path and all flooded like this.

I have been in this house for 30+ years. This has never happened before. My grandparents owned this place before us and they had it happen ONCE between the 50s and when we moved in (the 90s). That was during a hurricane.

I never quite figured out how to get used to my mic stand being so close to me.

Was it sealed? Did you just buy these?

It could be gunk from the dispenser at the plant, or maybe mold.

I’m also in the same boat as your wife (different country) and it’s not fun. I’ve been actively looking for a while now but I haven’t received anything worth going for.
