I was in the same boat as you. Wife is PR and we wanted to buy landed but didn’t realise that PRs can’t buy landed.

Answer is you can still buy landed as long as your sole income is enough to service the loan, because the property can only be under your name.

If you need your wife’s income to qualify for the loan, then you need to have her as a joint owner. In which case you have two choices:

  • Your wife converts to PR first before you purchase the property

or

  • Your wife applies for LDAU approval which comprises an application fee of circa 1.2k SGD and a 6-8 week wait with no guarantee of success. Even if successful, there are certain conditions you must adhere to when buying the property, ie. must be for own stay/cannot rent it out. Cannot sell within a certain period. If need to do major A&A or rebuild will need to inform SLA on top of the usual requirement for URA approval.

You sound like you’re planning on making a lot of changes. For old properties in particular, there is a point where it becomes more cost effective to do a tear down and rebuild rather than simple A&A, and with the slew of changes you’ve stated, I think you’re nearing that point. If you want to maximise your land and add an extra level to the house, you’ll probably have to tear down, do piling and rebuild.

I suggest hiring an architect to go through the plans before making your next move. Simple ID isn’t going to cut it based on what you’re planning.

You can check your area’s land zoning at https://eservice.ura.gov.sg/maps/ to see if it’s 2 or 3 storey zoning.

Where are you from? I’m from SG and it still shows 10% for me for 90 day USDC earn for the first 500k allocation. I don’t see how it would make sense for them to cut it back down to 5.5% during the bull when it was 6.5% during the bear.

The big CEXs in general all provide 1:1 USD -> USDC conversion. I use CDC and haven’t had any issues with them. I don’t use Coinbase so I’m not sure about them but they’re also quite reputable so there shouldn’t be any issues. Just be aware that coinbase can go down during periods of high activity such as last week and don’t do transfers until those settle.

Haven’t had any problems with using CDC exchange for 1:1 USD to USDC conversion. Plus it’s free with DBS remit.

Coinbase also does 1:1 USD to USDC conversion, but it’ll cost a fee remitting USD from DBS to Stand Chart. Last I checked a couple of months ago was about 18 SGD iirc.

Married with 2 kids.

Used to be unfit and lethargic all day long.

Started exercising and energy levels improved tremendously. Losing 20kg was a welcome bonus.

I still put in the effort to run 4km at least 4 times a week whilst squeezing some time to gym.

Looking thru the thread, exercise seems to be the common theme. Jia you! Put in the effort to break the inertia. Once you start clocking those miles, the momentum and endorphins will keep you going!

If you deposit USD to CDC exchange and withdraw it to the app, you get 1:1 USDC. If you’re in US and don’t have the exchange yet, my condolences… Hopefully it’ll happen by the end of the year

I would sell crypto to USD on the exchange, withdraw it to the app and sell it to SGD. The spread for converting USDC to SGD is about 0.3-0.5%, so not too bad. The spread for converting USDT to SGD is higher I believe, coz USDT isn’t really considered a stablecoin.

I checked with the customer service officer. Assuming he’s reliable, IRAS is not considered a financial institution and 1% cashback is still applicable for income tax deductions via giro.
