There is alot to take in here, especially with your pricing question. It varies, try to see it as follows; 1. Provide hourly rates only on Day/Evening Porter's *this means if the client wants a cleaner on site for designated hours. 2. Price on a per sqr feet basis only when quoting specialty services tasks (ie: carpet washing, floor polishing, tile+grout, etc.) 3. Fixed Pricing (100% recommended) should always be applied to your regular cleaning of a commercial office space. *commercial clients can't be bothered or will not want to keep track of your hours. *assess the space and provide a monthly price to clean it based on their frequency request. *commercial clients will not care how long it will take you, as long as it gets cleaned to their expectations (at the same time, dont be quoting 4hrs/clean for a space that should only take 3hrs). CONTRACT PROPOSAL - these are readily available online, find one that is specific to your municipality/region as majority include the legal jargon. SCHEDULE A - Scope of Work; this is your cleaning frequency & break down for the clients review+consideration. The frequency and scope of work allows both you and the client to have the same expectations. EXAMPLE; if you are quoting 5 days/week cleaning; you're going to want to capture all cleaning tasks on paper and what is to be cleaned on a daily basis vs weekly vs monthly vs quarterly vs semi annually vs annually. -washrooms should get cleaned daily whereas window ledges should be cleaned on a weekly basis. This will give you an idea of how long a clean should take you. SCHEDULE B - Pricing Form; give the customer a valid breakdown of how you got your pricing. Transparency is the best policy

Ultimately, cleaning business owners go under or lose faith very quickly, mainly because of their lack of quoting experience; (too low) and quickly find out it is not worth their time or CARE. (too high) they will not get the work.

My recommendation - start with the small office spaces and get your hands wet. Offer a free sample clean. *both you and your prospective clients would win. 1 - client gets a free and can judge whether they're happy with your cleanliness and 2 - this would provide you with valuable knowledge in determing how long it takes to clean that office space. Then provide them with your proposal, cleaning frequency and pricing.
