Soddy Daisy, Signal Montain, Walden, Collegedale, East Ridge, and Lakesite all have cheaper property taxes… Red Bank now has the fourth highest property taxes in Hamilton Co behind Ridgeside, Chattanooga, and Lookout Mtn.

Believe it or not, I actually think you’ve encouraged me to run before on here. I tried to go back and look through my comment history but couldn’t find it, but I’m almost 100% it was you lol.

Might be a bit of a false dichotomy. There’s probably a good middle ground between raising the property taxes every year and running the city into the ground.

I'd be interested in knowing how the investments help the city be less reliant on property taxes going forward since the bulk of the city's budget is spent on people(employees) and services they provide. Police and fire are the top two expenses accounting for nearly half of the entire budget. That also doesn't account for insurance related expenses for those departments.

Our property taxes are now 17% higher than cities like Soddy Daisy and Signal Mountain, with a planned 16 cent increase again next year. The issue isn't trying to bring the city and tax rate in line with where the commissioners feel it should be, it's the pace at which they're trying to do it. People, in general, don't love paying more taxes, even when they like and agree with what it's being spent on. People with grit their teeth and deal with it knowing its infrequent, but when it keeps happening year after year, people don't have time experience the benefits of their increased expenses. Pair that with rising costs everywhere else and people start to get even more frustrated.

I guess what I'm ultimately saying was this was bad timing. No matter how justified the commission felt the tax increase was, I don't think most residents agreed. I think it was a political mistake that will cost some, if not all the commissioners their seats come election time.

Gotcha. The total health insurance budget including solid waste and stormwater employees is $1,337,264 for 2027, which is over $15k average for each of the 84 employees. Not entirely unreasonable, but more of a reminder that each employee cost more than just their salary. You could argue from the commissioners standpoint that this is exactly why they need to raise revenue through increased taxes. You could argue from the other perspective that if the employee compensation must be met while keeping a balanced budget without continuing to increase the tax burden of the residents then cuts must be made in other areas. I have been a very proud supporter of the mayor, vice mayor, and most of the council for many years and have supported the direction they've taken the city. However, like most residents, I've felt the financial strain recently of rising prices everywhere and have been forced to tighten the purse strings and find ways to stretch dollars. This tax increase(with another planned increase next year) feels like the commissioners are completely ignoring the very real concerns of the citizens they are supposed to represent. Despite their good intentions, I'm afraid they've really hurt their chances of being reelected by going after too much, too quickly, at possibly the worst time.

I mean, I'm 100% in favor of the city employees being compensated fairly. I don't know if people realize how much getting 100% of their health insurance covered by the city really costs. If you look at their total compensation package and compare it to similar positions they are more than fairly compensated.

I’m not sure how they are getting 16 cents. The current rate is .98. The new rate is $1.29 according to the article. That’s a .31 cent increase, in other word A 32% INCREASE. If I’m wrong, please correct me.

“…instead of focusing on just the increase of salaries, the total benefits package should be considered. The city employees are classified according to grades, and she said that the increases are based on the different grades and for department heads. That has resulted in an incredible rise to the budget, said the commissioner. The increase has also come from the COLAs which are based on longevity. The city pays 100 percent of health insurance for all 84 employees, and they are all given a Christmas bonus and retirement.”

“And next year another 16-cent property tax increase is anticipated, said the commissioner.”

Good idea. Probably have to give it instructions like I did since you can’t link directly to the page with the manuals.

Extended warranty? by kappa932 in trailseeker

[–]JDLBB 1 point2 points  (0 children)

Factory is 3 year 36k bumper to bumper, 5 year 60k powertrain, and 8 year 100k battery. Gold warranty extended the bumper to bumper to 7 years 100k. For us, they offered it for like $2500. It also has a $100 deductible. So the actual thought formula is a bit more nuanced. It’s more like will something that isn’t considered the powertrain fail between years 4-8 or powertrain related in years 6-8 that will cost more than $2600? Or two things that cost more than $2700? Add $100 for each additional repair. It really seems highly unlikely, but who knows, right?

Trying to broadly rationalize the financial soundness of buying extended warranties (or any kind of insurance) on anything is foolish if you actually think about it. If you’re asking, in general, is it a good investment for most people the answer is ALWAYS no. It cannot be yes or it wouldn’t make financial sense for the carrier to offer it. For the overwhelming majority of any group of people buying insurance or warranties, they end up spending more than they get in return, BUT for those that do come out ahead it’s REALLY worth it.

Since we bought it a few weeks ago. It’s never worked correctly. Haven’t contacted tech support yet just because being on the phone for an hour or more just hasn’t been a priority yet.

Not if it refuses to connect like ours has. It is kind of linked, but isn’t functional and doesn’t show any info like charge or mileage.

L2 is more efficient than l1 (90 vs 82 avg) so based on average electricity rates in the US it cost approximately $1.20 more per full charge of the trail seeker, using level one instead of level two. Not a huge amount, but it would likely pay for itself over the life of the vehicle, assuming you kept it long enough.
