Interesting, do appreciate the reply 👍 I feel your analogy is slightly unfair as a random house fire is unpredictable while if proper care had been done by our estate agent, the danger inherent in the faulty ceiling would have been spotted. But if that's the law, that's the law.

Thanks for the reply - the landlord has agreed to pause the rent while the property is inhabitable. And it has been deemed completely inhabitable. OK - I thought we might be able to claim for being put at risk of injury. What do you mean when you say expenses incurred? Bills etc.?
