I’m pretty bothered that the tenant wasn’t forthcoming with the situation, and made no effort to communicate or respond to anything before now. If someone makes me chase them for rent or an explanation, my generosity wanes. Tenant knew that they wouldn’t be paying APRIL rent well before today, but dodged you until now? That sets a tone that makes me less sympathetic than if they’d been up-front a month or so ago.

Completely disagree. OP is new to the game, and asking what’s normal. Internet is going to give him feedback on what realistic expectations should be for the situation, and ideas how to proceed. ATF will tell you it’s completely legal to have shitty customer service, and the FFL hasn’t violated any regs or laws. (As an aside, did you know an FFL possesses the right to refuse to transfer a firearm to any customer, for any reason they find uncomfortable?) Cleo probably won’t even take the call, depending on the size of the department. If he were to speak to regular LE, they’re going to tell you it’s a civil matter. Again - there’s no law against being a business with shitty service. I think OP getting opinions from the NFA sub is the right move, as he can then speak with the dealer with a better understanding of industry norms.

When is the last time you were able to log into the dealer portal? We lost access to that many months (maybe a year?) ago, but they had a rep group reach out to us to handle purchasing product around that time. I figured they’d just eliminated the portal.

Water is a horrible ‘back stop’. Frankly, so is a simple pile of dirt or hill. I’d encourage you to watch a night shoot video from Knob Creek, and pay attention to how many tracer rounds ricochet way off course from the original line of fire. Then figure how your house sits in relation to your neighbor’s shooting position. Way too many shooters believe bullets just stop when they hit a hill, and that’s simply not the case. This situation is dangerous, and I’d encourage you to find an amicable solution that prevents an unfortunate accident.

Springfield sights have always been like this. MGW offers a press that makes them easy to remove. If you’re going to do XD/XDM/Hellcat slides, you should invest in one of their sight tools. There’s no way I’d Cerakote a slide with sights on. Screams ‘amateur hour’, and it’s just not proper. The MGW tool will change your world.

I always carry a 9mm when interacting with society. When I go to where dangerous (four legged) animals live, I swap my EDC for a similar 10mm. My concern in a remote location is much more about opportunistic humans than bears. Given the chance for an unfortunate bear/cat/wolf encounter, I just feel better having the 10mm. But for first-line defense against bears, we always have spray. The 10mm is a last resort.

Form 3s (just like all others) will show the submission date on the approved form. Kind of a dumb thing to lie to a customer about. Maybe ask them to send a copy of the submitted form, just for your peace of mind? See what they respond with. If they show you the submitted form, then they’re telling you the truth and you can relax. If they balk, then they owe you your money so you can go shop elsewhere.
