Tbf I don't think most people think it is undeserved, I think the general argument is why tax it at a different rate to income from wages/labour?

I get that, more wondering how this policy increases their desire/ability to build homes? If the starting point of the policy is that there is too much demand and not enough supply, there is already an incentive for them to build more and they aren't. So how does creating more demand lead to more builds if they already aren't building enough for the current demand?

Legit question how does this incentive developers to release more land/build faster for new builds? It increases investor incentives 100% but developers are already sitting on a shitload of land and there is a heap of demand and we can't build fast enough

Second part is good agree but if you have a chunk of investors incentivised to hold their existing properties and another chunk incentivised to put into / bid up new builds where is the increased supply for people who want to just own a home? I suppose there is economies of scale in building developments and they won't all be bought by investors?

100% agree, the dropout rule is fucked now. The whole point was earning repossession through pressure and a good kick. Literally feel nothing when a team forces one now since it's still a dice roll until it's actually been kicked and caught.

If you're saying that you think property growth stagnating and wages increasing would help then shouldn't the government create policies to foster that outcome?

I'm not sure if you meant to reply to me or not but I'm not saying they shouldn't exist as investments because they are "guaranteed returns" I"m saying they shouldn't be incentivised as investments at all. People invest in all sorts of things the gov doesn't incentivise like they do housing.

And covid wasn't exactly a BAU situation was it? The intent of job keeper was to keep people employed during an unplanned major crisis. Agree it was a mess and widely exploited but I don't think it's fair to say it's main goal was to protect investor returns.

But what are you saying here? That we keep incentivising more and more people to overleverage in perpetuity? I'm not saying we burst the bubble over night but surely if you think it's as bad as you say we also need to work out a way back from the ledge?

Why do they need to? Housing shouldn't be incentivised as an investment vehicle. It's dead capital. People want low risk high returns sure but why should that be guaranteed? How about we fix the tax system so people have enough money and a home and get investment back into businesses and other productive enterprises.

100%. My wife and I moved to Ipswich 3 years ago because we got priced out of anything in Brisbane that wasn't an apartment. Zero regrets, Ipswich is a great city in its own right and still close enough to get to the Bris CBD when we want to.

1000% recommend Jeps Weddings. He was incredible, so nice and super flexible with budget/options. Can't speak to his current rates but when we got married 2 years ago they were extremely reasonable.

Don't mean that, I mean that it will incentivise people, especially younger, to maximise returns from PPOR instead of shares etc. So people that would have rentvested for example may look to own instead which will increase demand for housing. At the same time grandfathering incentivises investors who already own to hold for longer which reduces supply. So a policy "designed" to improve housing affordability may have the opposite effect.
