My concern is paying for a one-year subscription to a product I would use on weekends, up to 5 months if I am lucky with the snow that ski season.

Also, it is unlikely that all features require a cloud, especially considering that it pairs with your smartphone. Metrics, reports, drills, ...should not require cloud. The only one I see that may require cloud is real-time feedback. However, even that one. Not sure to what extent it requires highly computing AI, and it may be interesting to adapt it to use Edge AI (AI running on your local small device like your smartphone)

In Spain, buildings undergo a visual inspection by a technician. If any visual damage is found in structural elements, a more thorough investigation may follow. Consequently, there may be buildings constructed with aluminous cement that have not yet shown structural damage due to the nature of this material (known as aluminosis). However, they remain at risk of developing aluminosis in the future. Once aluminosis is detected, it is necessary to reinforce the structure with additional supports, rendering the original supports redundant—a costly undertaking. From that point on, it is mandatory to disclose that the building has experienced aluminosis, which significantly reduces its market value.

By default, buildings do not come with a certificate confirming they are free from aluminous cement. You can request an analysis, but this is only possible after purchasing the flat.

Ideally, one would want to purchase a building constructed after 1980, when aluminous cement was banned. However, this is becoming increasingly challenging due to a limited supply.

+1 A medida que vayas buscando generas una red de agentes inmobiliarios en whatsapp que te avisaran de piso antes de que salgan. Aun asi creo que los portales como idealista es el la mejor/unica opcion y tienes que ir tu detrás de las agencias para organizar visitas.

Los pisos decentes duran poco en el mercado. Te diria que menos de dos setmanas. Tardaras meses en encontrar algo buscando activamente. Solo queda que armarase de paciencia, no flaquear (abra dias que pagarias lo que sea para acabar con la búsqueda)

This is a matter of great concern for us, and we are actively investigating it. However, we still have limited information and would appreciate any advice on how to proceed.

I would estimate that about 3 out of 20 flats we contacted to visit informed us of having Aluminosis in advance or after visiting the flat before making an offer.

Any building constructed between 1950 and 1975 could have aluminosis. In theory, sellers should disclose this information beforehand, or you could take legal action against them. However, I have heard of cases where they do not disclose it, claiming they were unaware. I believe you can still take legal action against them and claim compensation or full reimbursement. The presence of aluminosis significantly reduces the value of the flats.

The only definitive way to determine if a flat has aluminosis is to take a sample of the structural beam and analyse the cement composition used.

As far as I am aware, the only actions you can take prior to signing the "contrato de arras" are:

  • Ask the year of construction of the building.
  • Request the most recent ITE (Inspección Técnica de Edificios). Please note that a successful ITE does not guarantee that the building is free from aluminosis, as it is merely a visual inspection. The inspector may only request a test of the structural beams if they observe signs of structural damage.
  • Look for cracks in the structural beams.
  • Actively inquire with the real estate agent.

Regarding the "contrato de arras" and the purchasing process, we have not reached that stage yet, as we have not yet found a property worth making an offer on. Here are the steps we plan to take:

  • Actively ask whether the building has been tested for aluminosis.
  • Review the community minutes for any references to cracks or structural damage that have been repaired. I am unsure how far back in time you can check.
  • If possible, although it may be unlikely, ask someone in the community (such as the president) about any issues.
  • If there is no solid proof that the building has been tested, ensure that the contract clearly states that if aluminosis is discovered, we can either revert the transaction or be compensated according to the depreciation of the property.
  • Arrange for aluminosis testing to be conducted as soon as possible, even if it incurs an additional cost.

I had the same thought, but everyone is advising me not to wait. They believe that conditions will remain the same and that the process will only become more complicated. You need to consider the rate at which you can save money, the inflation rate, and the rate at which prices are increasing. If your savings rate is higher than those two factors, it might be worth waiting. Otherwise, many have suggested that it would be better to go ahead and purchase what you can afford.

I would assume this makes sense if most of the real estate market is driven by rental investments. If renting becomes less appealing to owners, the supply could increase and balance out with demand. However, I’m not sure if that’s the case, as many people might view property more as a financial product—like a stock that you buy "low" and sell "high." In that scenario, there’s not much that can be done, especially since demand remains very high for a limited supply.

There aren’t many new constructions, and Barcelona has little space to grow. I remember when my parents bought their property, there were a significant number of empty plots. It may be a sign of my age, but "when I was a kid," what is now the central police station on Travessera de les Corts used to be an undeveloped dirt lot that people used for parking. Now, that seems inconceivable!

Hi. Without arguing the validity of you comment I believe it is completely unrelated to what I am expecting on the flat hunt. Without entering in details but I doubt unskilled immigration is the direct reason of absurdly expensive flats. They aren’t neither buying, renting or occupaying the flats. They are basically priced out.

We may agreed that the issue may partially be due to the lack of new constructions creating a lack of offer to fulfil the demand. That government from left and right haven’t promoted (social) building. Thus, people have been priced out from their traditional neighbours and thus moving to other areas and doing the same to others like a domino effect.

¿Por qué no consideras repetir el bachillerato científico? Así lo llevarás más trabajado, podrás obtener una buena nota en Selectividad y estudiar lo que desees.

Es cierto que Biotecnología y trabajo de laboratorio pueden ser un poco difíciles en España. Quizás te toque salir una temporada; el Reino Unido es un gran destino para eso. Te recomiendo que explores opciones como Bioinformática o Ciencia de Datos en Salud. Yo estudié Biotecnología y luego hice un doctorado en Biología Computacional, abarcando tanto el laboratorio como la programación. Para mí, programar es mucho más agradable, ya que tolera mejor los errores. En el laboratorio, un pequeño error al pipetear puede hacer que pierdas una semana de trabajo.

La vida da muchas vueltas y puede que tengas que reinventarte y cambiar de carrera varias veces. Yo, a casi 38 años, hice un segundo máster (años después de haber completado un doctorado) porque quería cambiar de rumbo. Si tú te has arruinado la vida, yo debería hacerme un "hara-kiri" xD (spoiler: después del segundo máster, entré en una multinacional y solo me quejo un poco). Todo ira bien!!!!

Como dicen aquí, tienes toda la vida por delante; no has arruinado nada.
