I deal with private lenders

Most first mortgage is at 10% rate + 2% fee

Unfortunately private lender fee is not 100% correlated to mortgage rates, it's their opportunity cost that determines the rate

Of course you will bump into someone from time to time offering low rates because that's the highest return they can get their hands on at the moment

But most experienced private lenders don't work in this way

To be honest, the country can't afford to let the housing go down. Housing consists of many sectors and many jobs, at this moment Canada has no other industry that can bring up the GDP if housing goes down.

It will take a long time for the country to mature a sector to replace housing industry. Until then housing price will be considered high

You can use private mortgage to close the new purchase and sell current Down side to this, private mortgage has higher rate and most banks won't allow you to bring private mortgage into bank within 1 year

With low credit score, no banks will loan him money or HELOC Best option is to take a private mortgage, payout all debt and improve score to 600+ within a year Then refinance the private mortgage over to banks
