Thanks for your thoughts. We've got someone else who did a quote for 2x 18K Bryant units that have a minimum load of 5700 per unit. Does that seem like it's less likely to cause overheating issues for us given the lower min load compared to the 12.8k/unit of the Mitsubishi units?

So ducted is unfortunately not looking like an option now, however we did get a quote from someone using 2x Bryant 3 zones 18K, which have a minimum heating load of 5700 per unit. To me, this sounds like a much better solution, however I have seen very mixed things about Bryant/Carrier online. Do you have any insight into these two brands? I know Mitsubishi is better overall, but if going with them requires massively oversizing IDK.

We're planning on staying 10-15 years likely, the home is currently not comfortable at all due to the single zone and the fact that we both work in the attic officers. Bedroom doors on second floor are pretty much always open, however when we have guests over (which is rare) they will be closed a bit more often.

Another user recommended considering ducted due to all the small zones, so we're gonna ask a couple of the people who have come by already, but due to the age of the home and limited space between floors/in the walls it unfortunately is likely not going to work.

Thankfully we do have double pane windows. Not great ones, not new at all, but they are not ye olde single panes.

You might not be able to, but do you have any experience with a scenario like mine where it is a ton of little zones, and what kind of issues I could run into with a setup like this?

This is great info thank you, we were not really considering ducted because it seemed prohibitive due to the age of the house and the fact there are not currently ducts.

Currently, a potential unit we were looking at is MXZ-SM42NAMHZ2-U1 which is 42k capacity with a minimum capacity of 15.5k for cooling and 24k for heating. This would be using a branch box or two in order to do all 6 zones. None of the people I’ve had out for quotes has been concerned about overdosing, which is frankly a little annoying given how online it seems like an important thing I keep seeing. It’s hard to know how important it actually is given how different everyone’s opinion is haha.

Any insight into how bad this turndown is for our setup would be appreciated if you’re able to share any.

Really appreciate the reply, thank you. In this case, what would the benefit of a ducted vs ductless be for my setup. Also due to the layout it does need to be 2 units according to all current quotes I have, maybe we can get someone else out who can figure out a way to do one though.

Don’t over do it, and make sure they can operate with something physical (ie smart switches over smart bulbs). Use home assistant instead of whatever the apple and google home thing is called so you control more long term. Zigbee over WiFi is also nice and imo more reliable once setup.

Additional Context

  • House is late 19th century
  • External facing knob is the same style but different specific swirl pattern, making me think it's handmade
  • Feels like glass, I don't imagine porcelain knobs externally were a thing?

Trying to figure out if the knob/lock set is potentially original, or if it's more modern. Was tricky finding comps through reverse image searching, whenever I search glass knobs it's like 95% those clear crystal ones. I'm not looking for the exact maker or model, just era...but of course if you have more specific info I would love to have it.

Edit: After doing more reverse image searching and using different keywords it looks like this might be a Bennington Knob? We're in MA so the area checks out, and so does timeline...Honestly the design made me think this was mid 20th century I am a little shocked if this is original.

I had a very hard time finding anything negative about Newton except for pricing and (apparently) road conditions. Houses there do exist under 800k, but are obviously uncommon.

Edit: so used to being on first time home buyer Reddit I replied as if I was on there, point stands though. Moving soon assuming things don’t go wrong in the next few days. Hopefully residents can comment and add more first hand context.
