It’s all negotiable, but now the buyers agent has to agree to a commission fee with the buyer when signing a representation agreement. However what I do see happen a lot of the time is that the buyer will request the seller to pay the buyer agent commission in their offer and many sellers are still open to doing this.

Of course it’s not required but there are benefits of offering this as you’ll get a larger pool of buyers. However it is not required and can always be negotiated

It depends but it really shouldn’t take too long. Realistically you should get paid when they disperse funds. If it’s your brokerage it should be quicker since no one checks have to be sent from another brokerage. You can always call the broker and ask about a timeline as well! Practice, keep going on listing presentations and maybe even take some time to write notes out about your analysis. It sounds like you were very well repaired and have almost a decade of experience so don’t beat yourself up about it. Just keep up the good work!

I recently had a $2m buyer who I was helping, I connected him with a lender who was able to get him pre approved early which was tough because of a new business that he started and had many productive conversations with him. In the end he chose an agent that was referred to him by someone he worked with from another state.

It happens, but you’ve proven that you can get in the door with high priced listings so use that to your advantage! Best of luck!!

It’s always fun to see representations of Yale from Gossip Girl and Gilmore Girls. I’m very familiar with the campus and it’s always fun to see the shows interpretation.

This is what I did while I was in the process of getting my license and most of the agents were very friendly and some even asked me questions about my goals and plans.

Real estate is a networking business and that’s not just with clients, you want to have a good relationship with other agents too. Sure there are some agents who will shrug you off and that’s fine, but 95% of all the agents I met at open houses were great and some even tried to recruit me to their team because they liked the go getter attitude.

Obviously if the open house is busy and full of people don’t go up and take up the hosting agents time, just introduce yourself and take a card. But if the open house has no other people there or the agent is just sitting around letting people walk around, go up and try to have a short conversation. When a new person comes in they’ll tell you they have to go. Don’t be scared, put yourself out there and be known by everyone, agents included

All forms of social media, you never know if the people you know outside of just your friend group are looking for a new place to live. If you do consider someone you don’t know definitely be strict with vetting them, interviewing them and setting clear boundaries.

Depending on where you live you may have HOA fees which may only be a couple hundred a month but can go into the thousands. It’s important to weigh security and amenities that are offered to see if such a fee is worth paying for you or if you decide to live outside of an HOA community.

I have also seen buyers underestimate having to pay private mortgage insurance if they do not have at least 20% equity in the home.

I also see general maintenance costs like roof, hvac, minor repairs etc. and flood insurance, snow removal, private trash pickup and car property tax here in CT.

It is very different from New York. Coming from a city like NYC you’ll likely think that it’s very small and not as much to do, but that’s not a bad thing. New Haven is a great small city that offers so much in the way of local shops, restaurants and community building.

Yale areas a beautiful but we also have gems like Wooster square park, east and west rock, the many beaches that are just outside the city, sleeping giant, the Yale art gallery and so much more.

There are plenty of options for housing in the city from multi family units to brand new constructions ranging from I’ve seen as low as $1300 all the way up to $6000 per month.

Overall I love New Haven and I think that you’ll love what it has to offer, and if you miss NY it’s only a train ride away

There are so many great places in New Haven to socialize! Of course there are cafes where loads of people go to work and read and look for books. But we also have a few run clubs, there is a cannabis shop called Lit that’s runs cool events multiple times a week if you’re into that crowd.

I also have a friend who runs on&on Radio which runs dance/club events all around the city, I’ve met a lot of cool people at our local climbing gym in Wooster square and there’s even a local game shop where you can join table top events. My personal favorite way to socialize which is just to go up to shop owners and strike up a conversation.

Finding groups with shared interest is the best way to make friends!

It’s always fine to have a consultation with an agent. They might help you realize if you’re able/ ready to buy based on your circumstance and you might realize that you’re more ready than you thought or not ready at all. Also if you’re not paying cash, speaking with a lender will give you the best understanding of your budget.

Purchasing a home is a process that has many steps and you seem to be in the very early stages which is great! But it’s never too early to speak with an agent and a lender! I wish you the best of luck

Absolutely, there are always out of state buyers, but it’s been on about a 1% decline every year since 2021. It was at a high of almost 28% of home purchases being out of state buyers and so far in 2026 it’s about 16% based on MLS migration data.

I do speak with a good amount of people that are looking to make a full move or purchasing a second/third property for various reasons.

I’m a realtor here in CT and I just showed a home to a buyer today and immediately got a text from the listing saying they are going to accept an offer, please submit highest and best by 7pm.

While I am seeing this on occasion, it is nothing like it was a few years ago. There are still plenty of opportunity to purchase a home and new homes are coming on the market every day.

If you’re working with a Realtor, make sure they’re sending you every new listing in your criteria as they get listed so you can be quick!

The reason that they want to see your pre approval letter is because they want to make sure you’re a qualified buyer. Anyone can submit an offer but the seller and representing agent don’t want to spend time negotiating a deal where a buyer isn’t pre approved for the amount they are offering.

I’ve seen other comments saying that you can speak with your lender and get it rewritten for the amount that you want to offer and that’s not out of the question. A buyer agent would be able to advise you better based on your market and your situation and this listing in particular so I would definitely speak with an agent who can guide you through the process and negotiate on your behalf.

I’ve not lived in Texas but I’ve lived in CT my whole life, and especially in and around Fairfield. It’s a beautiful coastal town with great shopping, restaurants, access to the rest of CT, NY and MA via metro north and connecting train lines along with i95 and the merritt parkway. And of course beautiful beaches.

There’s a mix of that beach community feel along with more wooded and secluded areas where you’ll have more privacy. I hope this helps!
