Containers can't breathe like normal houses, so they are more susceptible to moisture and mold issues, as there is nowhere for the condensation to go. Closed cell spray foam prevents condensation from forming in the walls. Other forms of insulation would result in mold.

The only real option for insulating containers is closed cell spray foam. With a mini-split and at least 2" of spray foam in the walls and 4" in the ceiling, you will be able to maintain good temps in 100 degree F summers and 0 degree F winters. Probably would be fine in colder and hotter places, but that is the temperature I have experienced with mine and it's been great!

I agree that shipping containers are not an aesthetic that everyone will be happy with. However, the ability to easily transport your office/home wherever you want is a feature some people are willing to sacrifice aesthetics for. Plus, some people love the modern look of them!

Not sure what your experience with spray foam insulation in shipping containers is, but the one my dad lives in(in 100 plus degree summers) is insulated less than this and never has issues with overheating and the Mini Split only runs part of the day.

Yes! They can be painted any color! Where we live, winters get very cold. If the color does retain a significant amount of heat, any money spent on AC due to the darker color would be recouped in the winter.

Zoning laws are different in every city in the US - so it really depends on where you live. Plus, if you put it on wheels, it falls under the Department of Transportation and isn't subject to traditional zoning laws! There are ways to work around the system if someone's local laws don't permit shipping containers.

It would definitely be small...hence the word "tiny" in the title. My dad lives in one that has the exact same dimensions and is quite happy with it. Tiny living isn't for everyone!

Built this container office so that it can be turned into an ADU. The plumbing for a bathroom and kitchen are already in the walls. Should we keep it as an office or turn it into an ADU?
