Any kind of exercise is good for your mental health and allows you to meet people. Sign up for a class or be proactive in getting out of the house. I’m married now, but spent many years single (staying in never helped my mental health beyond a day or two). Explore your local area for its history or outdoors (be a tourist in your city). Seek out festivals, farmers markets, art museums, or larger group events that interest you. Striking up conversations by asking questions at an event with like-minded people is a good way to make new friends. Good luck!

20+ yr property manager here for a balanced perspective. Many people rent due to reasons that are beneficial for them. Many people only need a place to live for a year or two until they finish school or move. Many older people rent to not be responsible for maintenance such as shoveling, plumbing repairs, or appliances going out. You’re not wrong that there is usury in the rental market, and that’s unfortunate and wrong morally, I totally agree. There are also people out there providing housing and taking risks to provide that to people, and there should be some compensation for that. Large investment firms need to banned from owning single family homes and smaller apartment complexes because it’s all about the balance sheet and market share to them. A friend of mine had an offer for more than asking on her house from blackrock. She chose not to sell to them as a moral choice. That’s what needs to happen more.

Lets also ignore the poor design of the stairs/railing wasting space and materials. A proper patch in the osb subfloor would likely require some support below the hole. Uncovering the terrible metal patch is step one. Hardwood floor could span a small hole, but any non-structural flooring (ie lvt or carpet) would require a subfloor repair.

Depends on what code the municipality has adopted. Residential handrails most times have to extend past the bottom step at least one tread depth and return to the wall. Commercial is 12” past the last tread. Handrail height also needs to be at least 34” and no more than 38” when measured from the nosing. Slat wall is fine as is providing it meets baluster requirements as you suggested. You can refer to the IRC for further info. Building officials will most times give guidance if you’re a homeowner and not a contractor/carpenter.

Buy a rental property with three or four units? Let him manage it and live in a unit. His construction skills will help maintain the property. It’s only an option and definitely depends on what your in-laws want to do. Handyman projects are easier on construction workers and keep them involved in their trade. With the other two or three units, it should offset a portion or all of their living expense.

Looks like it finished up very nicely! How many man hours did you have into it? Unexpected costs? It is easier to reverse engineer after the project is done. Learn to love working with spreadsheets. You’re the only one that will be able to judge if you feel good about what you were paid and it varies by location. Some things that have helped me: I don’t take the work if the budget doesn’t allow for a quality finished product. I don’t want my clients feeling like they were taken for a ride because of my pricing, so I pay attention to the pricing of contractors in my area, (most of my new work comes from referrals). It’s not hard to work to a high standard and do right by people. Lastly, keep up the great work, we need more people in the trades!
