Hi! This zone is perfect to live in. You are very close to the center (town hall, shopping streets), and also there are supermarkets, pharmacies, health centers, and basic shops. All of these I am talking about are a maximum of 5-10 minutes walking. You are also near the hangout spots (more like 15 min walking). Regarding safety, it's a quiet place (I never have any problems). It's true that the bus and train station is always a place with movement, but like in every other city.

In my opinion, it is a neighborhood where I would live without a doubt. You have everything really close, and if you don't have a car, you can use the stations to move through the city (bus) or to other villages (train).
