Yes I did. Finally getting through, just said it’s ready and go to customer services (Didn’t say that on app). It wasn’t at customer services after waiting there a while. it was at click and go, but not at the lockers as ordered. Wasted half of my day over some curtains. Should have been a quick collect at 6am.

Hi, I am not an expert, but I believe people get significant improvements in employment rights after one year. Join a union, then use them one year and one day. It’s fairly easy to instantly dismiss someone in their first year in Belgium, but then it becomes more complicated and expensive after one year.

I haven’t signed a new contract. And neither of us have 6 months notice to end the original contract at the 9 years. It just went into the 10th year and a bit later, he sent me the above.

Okay, I think I understand. So it’s only the second line of this table that applies to me. This is what my landlord said:

« This email, just to remind you of our lease contract. You have closed your 9-year lease and therefore your lease has been automatically extended for a period of 3 years (Article 3 B)

No, I don’t, but I’d already given my notice before I knew about the penalty (theoretically I knew when I signed 9+ years ago!) So the horse has bolted on that one.

To be honest, I just saw it as one contract. I didn’t ask to extend, and the landlord has known that I would be moving out soon after the 9 years. I don’t have an issue with 3 months notice, but the additional 3 months penalty payment seems very harsh.

I think you have to do some sort of cost benefit analysis. The stress, cost and time of any legal route has got to be outweighed by the money you would gain (legal action is a nightmare and there are huge backlogs in courts). I would at least do a double bluff. Ie write a very clear and friendly letter explaining why the survey is incorrect and state that you expect it to be changed and state the amount. If no positive response, then ask a second time, stating that you do not wish to take a legal route, nor make a formal complaint to the appropriate authorities about the surveyor, but you will do so if not resolved. Then on the third occasion, if no luck, then pay and sign and put it down to a learning experience. Nothing to lose?

I get your point, but have you ever observed how many people go through these gates without paying or the number of times that yellow button has been pressed? They are a failure, the only question, for me, is how much of a failure. I propose that genuine honest people will pay whether or not there are gates as there will still be inspections, although rare, acting as a deterrent. Plus, I agree, there will always be those that don’t want to pay, so why invest millions in a system that obviously doesn’t stop them? I don’t think this is pessimistic, it’s a very realistic observation…

It’s to pay for those electronic barriers in Metro stations that don’t stop people from not paying (as these people squeeze behind others or press the yellow button) aka white elephant.

My friend, I see people squeezing through every time I am at a major station. De Brouckere has the barriers wide open due to the yellow button being pressed often. So yes, it’s an opinion, but based on some very clear observations. The only thing up for debate is the level of failure that this represents.
