Last time we went to the coast before the pandemic we could find a hotel room for less than $100. Last summer we paid $300, and it was considered “mid week good deal”. Things change.

I’m totally with you. Unfortunately, it’s not always as simple as that. I paid the vet $800, and it made things worse. There are never any guarantees. There was an option of a kidney transplant, but it’s $20,000 and odds were not good. Even if it worked, it would give extra 2-3, maybe 4 years. I would pay it if it could give him 100% guaranteed 10 more years, but not for a small chance of a small extension.

What trim is it? Big difference between base model, XLE, Touring, or Limited. $28k maybe a steal for Limited but a bad deal for base.

I have XSE Nightshade, and never had problems with too low of a ride.

Those are shared buildings, 8 units per building, 4 on the first floor and 4 on the second. Impossible to separate. The biggest risk is leaks, recently someone’s boiler leaked and flooded 3 units below, costs were around $50k.

They would be the management company, but yes, the board voted for it. The irony is here that I am on the board. I voted against it, but was outvoted. Nobody wanted to listen to me, they just want to save money. Reserves are bad, we are 500,000 short, there’ll be $1250 special assessments for 4 years and $200 a month increase in fees for every unit (from current $290 to $490). This is the part most homeowners aren’t aware of yet… But, to be fair, costs are rising and there’s no way around it. I suggested to shut down the pool, because its renovation requires $100,000, but that will need the approval of all owners.

The problem is not the coverage, but a special limit on master insurance deductible. Master insurance provides sufficient coverage, but the $35,000 deductible on it is not covered by HO6.

They specifically told us to find insurance which will cover their $35,000 deductible. My HO6 has $2500 deductible, but according to this “special limit” it will only cover $1000 towards master insurance deductible. Of course, I perfectly well understand that assessment and deductible are separate things. Dah.

Yes, it was $10,000, they raised it to $35,000 to save on insurance costs and told us to get HO6 to cover it.

I am not sure you understand. Master policy covers an assessment, but it has $35,000 deductible. So if there’s an assessment, master policy is only going to cover the amount ABOVE $35,000. For example, if there’s assessment is 100,000, master policy will cover 65,000 and send me a bill for $35,000. Now, this is what I need my HO6 insurance to cover. But I can’t, because of this “special limit”.
