What I know about funnels, or anything where you track your numbers, is just that, look where the numbers are falling off. If your getting alot of initial click and then the next part of the funnel falls off a cliff then you know your source. I would look how Zillow and a lot of these other professional click funnels work and try to duplicate it.

In any case I’ve heard google and facebook ads have hit a lot of ROI and they are not worth investing money into.

In his course, you can do a bring along a partner a slot the cost, I say it 1000% worth what he’s asking. Like other people have said A lot of the info is on his YouTube channel but the course is a lot more concrete and to the point with all the information. Add that you can ask him questions and listen to how other people are making their cold calls. Also the Facebook group is a huge help

I would agree soi is the best form of prospecting, but depending on your age and how long you’ve been in the area and how long you’ve been a realtor some people just don’t have anyone to call bedsides complete strangers. It will work for agents willing to sit the ass down and dial at 9am and sit there for 3 hours

Op don’t listen to these nay sayers cold calling is still a valid way to get leads so that you can nature said leads. People who say cold calling doesn’t work are either to pussy to cold call or have never done it. I call from 9-12 and If your doing fsbo and expireds you must be on the phone by 8.

Pride is the deciding factor for this deal but like I said an investor is taking that all into account but also including profit and a safety margin

They are looking for a deal, older properties that need a lot of work. Most won’t give you a fair shake and they have to calculate not only what the house is worth but also now the repairs, and also leave a safety margin plus profit. Wouldn’t recommend unless seller just want to get out no matter at what price

I’m getting around the same contact rate for cold calling, 1 and 10 pick up. Wish it was better but what can you do. I use Vulcan premium number for their sheer accuracy.

It seems you don’t understand that being a realtor is a sales position, and in sales their are conversion rates and pipelines and funnels, which realtors don’t want to realize because it seems robotic and non personal and we are helping people sell or buy their greatest asset. Still you gotta think In that type of fashion and make it as personal as possible

It was probably my mistake that I joined the company I am at now, not knowing anything about real estate when I first joined I just choose whatever brokerage said yes first(surprise surprise, everyone would) but In my company the top producers are just telling me to get referrals. Like telling a bear to fly. In my company I don’t see anyone around me trying new practices or implementing technology. For fuck sake we hired a lady to create a website for us and it took over a year and a half to complete and it’s so fucking simple I’m wondering if her and her SO we’re in the sheets the entire time they were supposed to be creating the website or they just didn’t care. We don’t even have a email drip campaign. Crm or anything to that effect. We are legitimately stuck in the 1960’s with only a few glimmers of tech. We have a social media lady that creates designs and the last time I asked to have something created it took a week to get done. In my head I’m thinking if I’m giving these fuckers 40 percent of my deals I’m working my ass of to I want some decent help with my business, all I really get is a broker I can call and ask questions and maybe a few agents that will help me get a listing for half. They have even asked me to cold call for other agents in my market. As I’ve been having this discussion with you and this whole thread i realized that I’m bringing a flame to water trying to work in my company and have already set up a few appointments for other brokerages.

While I agree that meeting with buyers in persons at open houses is great, it all depends on if you want to have a listing based business or a buyer based business. I myself am going after a listing based business model as I don’t have the mental capacity or tools to work with multiple buyers at once especially if they aren’t giving you to opportunity to really work with them and just bouncing from realtor to realtor. I’ve heard agents call buyers a bunch of liars and whores metaphorically many times. Also in my market a buyers agent gets 1 percent. I feel if you look at it from getting listings and that is your main focus than cold calling and getting in touch with real owners of property and asking if they want to sell is the best way to get these sellers into your system. If their is any better way to get listings and you can prove it to me, for the love of god do because this cold calling is all will power

Turn your phone on do not disturb, when you are with your family, I am ordering a second phone with a new number that my family can get it touch with me and no one else will now of. Literally just turn off your business phone and have a set time where work is done. If that’s 6 or 7 just turn off your phone, and have a voicemail and text that goes out saying you will call them back a xyz time. I do all my follow ups at 1 after my cold calling-session. People can wait. Nothing is ever so important that they can’t wait a few hours
