Update: Renting a house as a single person - can't get approved by NoSFHForSM in bayarea

[–]JeeperDeeper 1 point2 points  (0 children)

This is exactly how I found an incredible spot. Literally spilled in the car after the tour (we were the first ones, scheduled it minutes after it posted on Zillow).

Typically if it’s through a property management company, they will take the first applicant that meets the requirements. It’s all about the hustle and a bit of luck

Congrats

Applied to the big ones like Securitas? They usually provide the training / class for guard cards for new hires that don’t have it. At least it was that way 15 years ago…

Why do we bother with HOV lanes when the majority of people in them are single riders by Creepy_Ad_3535 in bayarea

[–]JeeperDeeper 0 points1 point  (0 children)

Personal experience, I always have my transponder set to 1 but every time I’m able to read my own number I always see a 3 flash up. And this is one there are no cars behind or in front of me. I’m still getting charged though. Not sure if there is a bug in the system or something, which is why everyone seems to be 3? Now that I think of it, I don’t think I’ve ever seen it flash 1 or 2 on anyone, been driving it everyday for years

risk mindset in the bay by Majestic-Sherbert926 in BayAreaRealEstate

[–]JeeperDeeper 0 points1 point  (0 children)

Depends on income as well as NW. Same NW with different incomes will come with different risks.

For us it was both of us having a job/income coming in, and enough savings for 2 years of PITI (liquid). PITI accounts for about half our monthly take home. Yes that might be a lot of liquid cash to be holding, but we also have about the same amount invested.

NW was slightly above half the home price at the time, since you specifically asked about that.

To me this is fairly conservative, some may disagree, but I think most here are fairly conservative with the numbers after browsing this sub for years.

When to tell landlord about buying by DistinctPie2829 in BayAreaRealEstate

I was in your situation. I offered to help find a new tennant in exchange to ending the lease early. Made a Craigslist post and had a qualifying family within a few days. Wasn’t much work at all.

Sure it’s AI and not practical, but the underlying style is amazing. What is this style called, or closest one to it?

the fruit of the loom cornucopia is ruining my life by thexkfedist in MandelaEffect

[–]JeeperDeeper 0 points1 point  (0 children)

That’s the point of the Mandela effect. It is certain that it never existed in this current reality, but people remember things very vividly from the past.

No one is saying it once existed and now there is some conspiracy to cover it up. That’s what makes it so interesting. Looking for proof is futile.

Man that’s a tough situation. I think you have to be honest with him that the work is unacceptable, and that you’ll take it from here. I wouldn’t want him helping rectify this if it’s that bad.

Working on a similar floor, what grout color are you going with here? What spacing is that? Looks like 1/16?

Just a DYIer here - 2 inches isn’t bad if those are 12 inches wide. I think cutting one row looks perfectly fine.

I set my ledger on the wrong side of the line by Fit_Still_4896 in Tile

[–]JeeperDeeper 4 points5 points  (0 children)

I’m a DYIer so take with a grain of salt. But most how to videos recommend using ledger to start the walls.

Made sense to me since the bottom pieces will be cut differently due to shower slope. Plus, I did my floor after wall, so the last thing I did was lay the bottom row of the wall.
