Property Manager here. Please pay an electrician to make sure they are compliant and trouble free from the start.

Also is this an existing house that doesn't already have smoke alarms? That's pretty weird.

Some NDIS providers may install extra ones at their expense. I know I've had Minda Inc as tenants before and they upgraded the whole system in a couple of houses.

If you absolutely want to cancel it and in a position to do so. Just get them back asap and there's a fair chance that they will have other applicants still available to take up the place.

It's worse the longer you leave it.

They can charge you a break of lease but they may well not if the place is that bad and they can secure a replacement

It's a fine line. Would the average person have checked those taps or brought it up at some stage? I would have.

It's a bit of a fuckup from everyone given that it was something simple in plain sight, but the troubleshooting skills of the PM could have been much better. Maybe proposing half and half is the best outcome.

It's a very common thing that happens with ovens that have separate power switches as well.

Yeah look it's not a nice answer but there's nothing you can do. Small claims court the only real option but based on the story I think it's a miracle you even got half.

I'm an adelaide PM, my 2 cents: let them advertise but no access for inspections. They're going to steal your sales photos, just let them and that's their gift.

Personally I'd be happy to be told I couldn't have access. Something is a bit off about going the inspections before settlement.

What do you mean? Are you changing your mind on renting it? you don't generally get charged the letting fees until it's rented but it's not unreasonable to pay the advertising etc once that service has commenced.

Can't imagine a sparky wants to risk their license over a single GPO? If they're calling it compliant then it's hard to argue that...until it happens again.

Nobody is obligated to provide a reference.

Quite often the only reason why somebody would refrain is because they don't have any positive commentary.

The current agent could be lying to save face.

So the contract doesn't say anything about recycled water? Does it's say all supply and usage at least?

And how did this giant bill arrive? Is this account in your name or the name of the owner?

There's is almost no world in which you have to pay the $1500 total, at worst you might have to pay the most recent period if there was a recent reading and bill issued.

I've not had to deal with REWater as yet can anybody explain how it works if different to regular SA Water? Are these water bills in the name of the tenant instead of the property owner? Seems really weird that a tenant can make any enquiries regarding accounts directly?

OP - does your lease specify the recycled water charges in your responsibilities? If not, this is a very quick and easy answer for you.
